Gleneagles · West Vancouver
A residential neighbourhood in western West Vancouver near the golf course and Horseshoe Bay
Gleneagles is a residential neighbourhood in the western part of West Vancouver, west of Marine Drive near Horseshoe Bay. District archive records place Orchill Road at the entrance to Gleneagles and the golf course, and Gleneagles Place south of Gleneagles Drive. Greater Vancouver REALTORS reports Gleneagles, Horseshoe Bay and Whytecliff as separate areas, so confirm which area a listing belongs to.
The District archive records that Gleneagles Golf Course occupies the site of the farm and orchard of Peter Larson, and that Larson Bay Park, a waterfront park in Gleneagles, is named for him. The Gleneagles Community Centre at 6262 Marine Drive offers a fitness centre, an indoor cycling studio, pottery and art studios, a gymnasium and rooms for rent.
Gleneagles is a small area. In the latest Greater Vancouver REALTORS report its activity was detached homes only, with one sale in September. That means one sale can move the figures a lot. We show the dated numbers, but we do not predict what comes next.
Buying here is mostly buying a house on a specific lot. Slope, drainage, title, permits, views and the distance to Marine Drive matter. Later sections cover what to check.
Wallace Green Real Estate Group works across the North Shore with a data driven approach: look at the real numbers, then give you a straight answer. Our team brings local North Shore knowledge to every West Vancouver property conversation, and we point you to the District, the school district and the monthly Greater Vancouver REALTORS data rather than claiming a long West Vancouver sales history of our own.

BROWSE BY BUDGET
Use a fixed neighbourhood and price range to compare current inventory. A range is not a promise of availability, condition or a particular feature. Each search can be saved for listing alerts.
BROWSE BY BUDGET
Under $2,000,000
What to check: Compare the home against others on the same street, not against the area benchmark. Check the lot, the age and condition of the house, permits for past work, and what is actually included in the sale.
View listings →
BROWSE BY BUDGET
$2,000,000 to $2,500,000
What to check: Check the lot, slope, setbacks and drainage, and ask for a current survey, permits and inspection reports. Visit at different times of day to judge traffic on Marine Drive.

BROWSE BY BUDGET

BROWSE BY BUDGET
$3,500,000 to $5,000,000
What to check: Listings here are few and can differ a lot. Review each on its own merits: title, survey, permits, views, access and any waterfront or slope considerations, and compare with recent sales on nearby streets.

Gleneagles Market
Detached homes in Gleneagles: the benchmark is $2,736,900, down 8.3 percent year over year, with 1 sale against 8 active listings. That is about 3.0 percent below the GVR West Vancouver reporting area detached benchmark of $2,822,900, which includes communities outside the District of West Vancouver. There were no condo or townhome sales or active listings, so GVR published no condo or townhome benchmark for Gleneagles. A benchmark is a statistical measure of a typical home in a segment, not the price of a particular home.
The detached sales to active listings ratio was about 12.5 percent, inside the balanced range. Greater Vancouver REALTORS treats below 12 percent as the buyer's market range, 12 to 20 percent as balanced and above 20 percent as the seller's market range. The GVR West Vancouver reporting area ran a detached ratio of 9.0 percent. With only one sale behind the Gleneagles ratio, treat it as a snapshot and not a trend.
Selling in Gleneagles
Four things buyers and their lawyers will look at first. Having them ready makes the conversation about price better informed. We make no promise about price, speed of sale or demand.
Survey, title and permits
Buyers and their lawyers will ask for the survey, title documents, any covenants or easements, and permits and inspection reports for past work. Have them ready.
The lot, slope and drainage
Be ready to explain the lot, retaining walls, drainage, driveway and access, and any known issues. Document major work.
Setting and surroundings
Homes sit near Marine Drive, the golf course and the shoreline in different ways. Buyers will visit at different times of day, so be honest about noise, traffic and parking.
Comparables, not the benchmark
The benchmark is a statistical measure and monthly sales counts are very small. Price using recent sales on your street and nearby streets, reviewed against the dated data in Section 5. We make no promise about price, speed of sale or demand.
These are locations named in District of West Vancouver and Archives sources. We make no claims about prices or demand for any of them.

The District archive says Gleneagles Golf Course occupies the site of the farm and orchard of Peter Larson, who owned a large lot from Eagle Island to Garrow Bay in the early 1900s, and that Larson Bay Park is named for him. The name Gleneagles Place was adopted by Council in 1978 from the neighbourhood name. Confirm any history wording against the archive before relying on it.

No. A Greater Vancouver REALTORS benchmark is a statistical measure of a typical home in a segment. It is not the price of any particular home, and individual houses vary with lot, view, size, condition and location. The market section shows the latest dated figures. Gleneagles has few sales in a month, so look at several months together before drawing conclusions.
With only one or two sales a month, a single sale can swing the ratio of sales to active listings and make a month look hotter or colder than it is. Greater Vancouver REALTORS publishes a benchmark where it has enough underlying data, but the benchmark is still not a price for your home. Compare a specific home with recent sales on nearby streets and look across several months.
Confirm the zoning for the exact address, the title and any covenants or easements, and ask for a current survey. Review permits and inspection reports for past renovations. Check the slope, drainage and retaining walls, and the condition of the driveway and any decks. Visit at different times of day to judge traffic and noise on Marine Drive.
In the September 2026 Greater Vancouver REALTORS report there were no condo or townhome sales and no active condo or townhome listings in Gleneagles, so there are no condo or townhome benchmarks. Activity in that report was detached homes. Listings change over time, so run a search to see what is available now.
They are neighbouring areas on the western shoreline, reported separately by Greater Vancouver REALTORS. Horseshoe Bay is the village and ferry terminal area, Whytecliff is further along the shore, and Gleneagles is the residential neighbourhood around the golf course and community centre. The differences are in the specific street, views and access, so compare individual properties.
School catchments in West Vancouver are set by address, not by neighbourhood name, and one street can differ from the next. Use the School District 45 School Locator, enter the street and house number, and keep a record of the result. Confirm eligibility with the school or district before you rely on it when buying, and do not assume the same result for another address nearby.
Gleneagles is in the western part of West Vancouver, a longer drive from Ambleside, Park Royal and downtown Vancouver than the eastern neighbourhoods, and close to the Horseshoe Bay area and Highway 99. Routes and traffic vary by time of day, so test the commute you would actually make and check TransLink for current transit options. We do not quote travel times.
Gather the survey, title documents, permits and inspection reports, and records of any major work. Be ready to explain the lot, slope, drainage and any access or easement questions. Price using recent sales on your street and nearby streets, and review the dated figures in the market section rather than relying on the area benchmark alone.
