Cypress Park Estates · West Vancouver
Homes near Cypress Falls Park and the Upper Levels Highway on West Vancouver's upper side
Cypress Park Estates is a residential area on the upper side of West Vancouver, north of the Upper Levels Highway. The West Vancouver Archives describe it as roughly bounded by Cypress Falls Park to the east, Westport Road to the west, the Upper Levels Highway to the south and forest to the north. Greater Vancouver REALTORS uses Cypress Park Estates as a reporting area for its monthly figures.
The name causes confusion, so it helps to separate three things. The Archives note that it is often called Cypress Park but should not be confused with the similarly named Cypress Park neighbourhood on the waterfront near Stearman Beach. Caulfeild and Upper Caulfeild are separate reporting areas in the Greater Vancouver REALTORS report. And listings under this name include both houses on streets such as Woodgreen Drive and newer strata and duplex homes around Burfield Place, Cypress Place and Uplands Way. When you read a listing or a market report, confirm which area it belongs to.
Cypress Falls Park is a wilderness park next to the area, with waterfalls, a creek and large old trees. The District directs visitors to Upper Levels Highway exit 4 for Woodgreen and Caulfeild Drive, so the highway is close to parts of the area. Parts of the area adjoin forest and creeks, so the details of each lot matter.
Housing here includes detached homes, duplexes, townhomes and condos. For strata homes, documents, fees and building condition matter. For houses, the lot, slope, title, permits and the access road matter. Later sections cover what to check for each.
Wallace Green Real Estate Group works across the North Shore with a data driven approach: look at the real numbers, then give you a straight answer. Our team brings local North Shore knowledge to every West Vancouver property conversation, and we point you to the District, the school district and the monthly Greater Vancouver REALTORS data rather than claiming a long West Vancouver sales history of our own.

BROWSE BY BUDGET
Use a fixed neighbourhood and price range to compare current inventory. A range is not a promise of availability, condition or a particular feature. Each search can be saved for listing alerts.
BROWSE BY BUDGET
Under $1,250,000
What to check: Listings at this level are mostly strata. Read the strata documents closely: contingency reserve fund, special levy history, depreciation report if one exists, rental and pet bylaws, and the age and condition of the building systems. Confirm what the monthly fee covers.

BROWSE BY BUDGET
$1,250,000 to $2,000,000
What to check: Compare the home against others in the same building or development, not against the area benchmark. Check floor, orientation, parking and storage, noise from the highway or roads, and what the strata fee includes.

BROWSE BY BUDGET
$2,000,000 to $3,000,000
What to check: Listings here can be strata homes, duplexes or detached homes with very different tradeoffs. Confirm the property type, title and any covenants, review permits for past renovations, and ask for a survey or strata plan.

BROWSE BY BUDGET
$3,000,000 to $5,000,000
What to check: For detached homes and duplexes, check the lot, slope, setbacks, zoning, drainage and any easements. Ask for permits and inspection reports for major work. Judge the street and the approach at different times of day.

BROWSE BY BUDGET
$5,000,000 and above
What to check: Listings at this level are few and very different from one another. Review each on its own merits: title, survey, permits, construction quality, access, and what is actually included in the sale.

Cypress Park Estates Market
Detached homes in Cypress Park Estates: the benchmark is $2,843,300, down 8.9 percent year over year, with no sales and 23 active listings. That is about 0.7 percent above the GVR West Vancouver reporting area detached benchmark of $2,822,900. Condos in Cypress Park Estates: the benchmark is $1,601,300, up 0.4 percent year over year, with 1 sale against 15 active listings, about 45.9 percent above the area condo benchmark of $1,097,300. Townhomes had no sales and 1 active listing, so GVR published no townhome benchmark. A benchmark is a statistical measure of a typical home in a segment, not the price of a particular home.
With no detached sales in September, the sales to active listings ratio for detached homes was 0 percent, and the condo ratio was about 6.7 percent on one sale. Greater Vancouver REALTORS treats below 12 percent as the buyer's market range, 12 to 20 percent as balanced and above 20 percent as the seller's market range. The GVR West Vancouver reporting area, which includes communities outside the District of West Vancouver, ran a detached ratio of 9.0 percent and a condo ratio of 12.7 percent. One month with so few sales tells you very little, so treat these as a snapshot and not a trend.
Selling in Cypress Park Estates
Four things buyers and their lawyers will look at first. Having them ready makes the conversation about price better informed. We make no promise about price, speed of sale or demand.
Documents for your property type
For a strata home, buyers and their lawyers will ask for bylaws, recent minutes, financial statements, the contingency reserve fund, any special levies, insurance details and the depreciation report if one exists. For a house or duplex, have the survey, title, permits and inspection reports ready.
The lot, the slope and the access
Buyers will ask about drainage, retaining walls, trees near the house, the driveway and winter access. Have the facts and any reports ready.
Setting and surroundings
Homes here sit near parkland, forest, the highway and each other in different ways. Buyers will visit at different times of day, so be honest about noise, traffic and parking.
Comparables, not the benchmark
The benchmark is a statistical measure and monthly sales counts are very small. Price using recent sales in your building, development or street, reviewed against the dated data in Section 5. We make no promise about price, speed of sale or demand.
These are locations named in District of West Vancouver and Archives sources. We make no claims about prices or demand for any of them.
Streets such as Woodgreen Drive and Woodgreen Court are near the Cypress Falls Park trailhead. Westport Road is the western edge in the Archive description.
A wilderness park with waterfalls and a creek, next to the area, with limited parking.
The southern edge in the Archive description. Properties closer to the highway may have more traffic noise, so judge for yourself.
Newer strata and duplex homes appear in current listings under this reporting area. These differ from the houses nearer Woodgreen, so compare each home with similar ones.
Caulfeild and Upper Caulfeild are reported separately. British Properties is further east. See our pages for each.
Life in the neighbourhood
Recreation. Cypress Falls Park offers waterfalls, a creek and trails, with the first waterfall a short walk from the parking lot and the upper falls about half an hour away. Parking is limited and fills quickly in good weather. The District notes that wildlife such as bears may be seen in the area. Check the District page for current rules and for the park rules on dogs.
Getting around. The District directs visitors to Upper Levels Highway exit 4 for Woodgreen and Caulfeild Drive. Distances, routes and traffic vary by address and time of day. Check TransLink for current transit options and test your commute at the times you would travel. We do not quote travel times.
Daily errands. This is a residential area, and most shops and services require a short drive. We do not name businesses because they change. Check the route from the home you are considering.
Buying a strata home or a house. For strata, ask for the documents and have a lawyer or notary review them. For a house, check zoning, title, covenants, survey, permits, slope and drainage.
Schools and catchments
West Vancouver Schools is School District 45. Catchments are set by address, not by neighbourhood, and can change. Use the School District 45 School Locator for each address you are considering, and confirm eligibility with the school or district. This reporting area covers more than one pocket, so we do not assign a school to Cypress Park Estates as a whole.

No. The West Vancouver Archives describe Cypress Park Estates as a neighbourhood roughly bounded by Cypress Falls Park to the east, Westport Road to the west, the Upper Levels Highway to the south and forest to the north. They note it should not be confused with the similarly named Cypress Park neighbourhood near Stearman Beach on the waterfront. Greater Vancouver REALTORS also uses Cypress Park Estates as a reporting area, so confirm the area for any listing.
Caulfeild and Upper Caulfeild are separate reporting areas in the Greater Vancouver REALTORS report, and the Caulfeild village and cove sit south of the highway. Cypress Park Estates lies north of the Upper Levels Highway near Cypress Falls Park. Listings near a boundary may be described using more than one name, so confirm the reporting area for each property. See our Caulfeild page for that area.
The District describes Cypress Falls Park as a wilderness park with waterfalls, a creek and large old trees. The first waterfall is a short walk from the parking lot, and the upper falls take about half an hour. Parking is limited and fills quickly in good weather, and pay parking applies year round with a free annual pass for West Vancouver residents. Check the District page for current rules.
Parts of the area adjoin forest and creeks, so ask about the specific lot: slope, drainage, trees close to the house, and access in winter conditions. The District notes that wildlife such as bears may be seen in nearby parkland. We do not make claims about hazards for any address. Ask the District and your inspector about the property you are considering.
No. A Greater Vancouver REALTORS benchmark is a statistical measure of a typical home in a segment. It is not the price of any particular home, and individual houses, duplexes and condos vary with location, size, condition, view and, for strata, building and fees. The market section shows the latest dated figures. Look at several months together, since monthly sales counts can be very small.
It means no detached homes in the area sold that month, not that the benchmark fell to zero or that the market stopped. Greater Vancouver REALTORS still publishes a benchmark where there is enough underlying data. With so few sales, look at several months together and compare a specific home with recent sales on nearby streets rather than relying on one month.
Ask for the strata documents and have your lawyer or notary review them: bylaws, recent minutes, the contingency reserve fund, any special levies and the depreciation report if one exists. Check what the monthly strata fee covers, the building insurance and any planned repairs. Confirm parking, storage, and rental or pet rules for the unit. Newer buildings can still have strata issues, so read the documents.
Confirm the zoning for the exact address, the title and any covenants or easements, and ask for a current survey. Review permits and inspection reports for past renovations. Check the slope, drainage and retaining walls, and the condition of any decks or driveways. Visit at different times of day to judge traffic on the access road and noise from the highway.
The District directs park visitors to Upper Levels Highway exit 4 for Woodgreen and Caulfeild Drive, so the highway is close to parts of the area. Distances, routes and traffic vary by address and time of day. Test the commute you would actually make, and check TransLink for current transit options. We do not quote travel times.
School catchments in West Vancouver are set by address, not by neighbourhood name, and one street can differ from the next. Use the School District 45 School Locator, enter the street and house number, and keep a record of the result. Because this reporting area covers more than one pocket, do not assume the same result for another address nearby. Confirm eligibility with the school or district.
For a strata home, gather the documents a buyer will request: bylaws, minutes, financial statements, the contingency reserve fund, special levies and the depreciation report if one exists. For a house, gather the survey, permits and inspection reports. Price using recent sales in your building, development or street, and review the dated figures in the market section.
Cypress Park Estates is a residential area, and most shops and services require a short drive. The nearest village areas are outside it, so check the route and the time from the specific address. We do not name businesses because they change, and we do not quote distances or travel times. Visit at the times you would normally travel.
