Caulfeild · West Vancouver
Detached homes, a historic village and cove, and a nature oriented west side setting
Caulfeild sits on the west side of West Vancouver, and the name covers more than one thing. Lower Caulfeild is the historic village and cove area. The District of West Vancouver describes it as planned by Francis William Caulfeild in the style of an English village, with winding lanes that follow the land and public access to the waterfront. Streets such as Piccadilly and Pilot House Road lie in this part of the neighbourhood. Marine Drive reached the village in 1915. Caulfeild Village, by contrast, is a separate neighbourhood shopping centre used for everyday errands.
Real estate reporting adds another layer. Greater Vancouver REALTORS reports Caulfeild, Upper Caulfeild and Olde Caulfeild as separate areas, so benchmark prices for one are not benchmark prices for the others. This page is about the area reported as Caulfeild. If you are looking at a property near the village, the cove or further up the slope, confirm how it is classified before you compare numbers.
The setting is one of the main reasons people look here. The District describes a waterfront park beside Lighthouse Park, a cove with a municipal dock, a village green used since the early 1900s, and a memorial ship anchor on Caulfeild Rock. Lighthouse Park, with its extensive trail system, is close by. Housing is mostly detached, and the neighbourhood sits on the western side of the District, so most households rely on a vehicle for daily trips.
Wallace Green Real Estate Group works across the North Shore with a data driven approach: look at the real numbers, then give you a straight answer. This page gives you current market data, practical things to check on a Caulfeild property, and local context in one place. Our team brings local North Shore knowledge to every West Vancouver property conversation, and we point you to the District, the school district and the monthly Greater Vancouver REALTORS data rather than claiming a long West Vancouver sales history of our own.

Under $2,000,000
What to check: At this level, check carefully what the listing actually is. Confirm whether it is a detached house, whether it sits inside the Lower Caulfeild Heritage Conservation Area, and whether the lot, access and condition match the price. Ask what work has been done and what permits exist.

BROWSE BY BUDGET
$2,000,000 to $2,500,000
What to check: Look at the exact street and its access. Narrow roads, slopes and limited parking affect day to day use, so walk the street at different times and check the driveway, parking and any retaining walls or drainage on the lot.

What to check: This bracket sits around the current Caulfeild detached benchmark shown in the market section below. Compare listings against recent sales on the same street rather than the area average, and confirm what permits and building records exist for any renovation.

BROWSE BY BUDGET
$3,000,000 to $4,000,000
What to check: Confirm the details that drive value at this level for the specific property: lot shape and usable outdoor space, slope and access, condition, and whether any heritage or permit requirements apply to future changes.

What to check: Listings here can be few and very different from one another. Expect to review each one on its own merits, including title, survey, any heritage requirements and what you plan to change after purchase.

Caulfeild Market
The Caulfeild detached benchmark is $2,783,000, down 8.9 percent year over year, with 3 sales against 25 active detached listings this period. That is about 1.4 percent below the West Vancouver overall detached benchmark of $2,822,900. GVR did not publish a condo or townhome benchmark for Caulfeild. Upper Caulfeild is reported separately, with a detached benchmark of $2,817,100, down 9.2 percent, with no sales and 5 active listings. Olde Caulfeild had no published benchmark.
Caulfeild had only three sales, so treat this as a snapshot and not a trend. The GVR West Vancouver reporting area, which includes communities outside the District of West Vancouver, is running a detached sales to active ratio of 9.0 percent, in the buyer's market range (below 12 percent). the Caulfeild ratio this month is roughly 12.0 percent, at the bottom of the balanced range (12 to 20 percent), but it rests on three sales.
Selling in Caulfeild
Four things buyers and their lawyers will look at first. Having them ready makes the conversation about price better informed. We make no promise about price, speed of sale or demand.
Heritage status of the property
The District designates a Lower Caulfeild Heritage Conservation Area. Property owners in that area need a Heritage Alteration Permit for changes to existing structures, new construction and landscaping. Know whether your address is inside the area, and have any permit history ready. Buyers who plan renovations will ask.
Permits, building records and condition
Gather permits and building records for past work, along with a recent inspection or any repair documentation you have. Missing paperwork is a common source of delay. The more a buyer can verify up front, the fewer surprises later.
Slope, access and parking
The District describes village roads as narrow, many one way, and notes that traffic and parking can be congested. Be ready to show how the driveway, parking, retaining walls and drainage work on your lot, and how visitors and service vehicles reach the property.
Local comparables, not area averages
Caulfeild has few sales in a typical month, and the reporting area benchmark is built from a small sample. Pricing should look at recent sales near your property with similar lots, condition and access, and should be reviewed against the dated data in Section 5.
These are locations named in District of West Vancouver and Archives sources. We make no claims about prices or demand for any of them.
These are among the streets associated with the historic village and cove area that the District describes in its Caulfeild walking route. Several early homes along these streets appear on the District Time Walk. If you are looking here, check Heritage Conservation Area status first.
The waterfront park, the cove with its municipal dock and the village green are the shared outdoor spaces at the centre of the historic village. Properties close to them are within easy reach of the water, and also of foot traffic and parking pressure on busy days, which you should judge in person.
Caulfeild also includes streets away from the village core. The right way to compare them is address by address: slope, access, driveway grade, light and views from the property itself, not the neighbourhood name.
A separate commercial centre for everyday errands. How close a home is to it, and whether you would walk or drive, depends on the address.
Reported separately by Greater Vancouver REALTORS, with its own detached benchmark in the latest report. See our Upper Caulfeild page when available.
Life in the neighbourhood
Outdoors. Lighthouse Park has an extensive trail system. Caulfeild Park and Caulfeild Rock, with the ship anchor memorial to Francis Caulfeild, are on the waterfront, and the cove has a municipal dock. The District also publishes a Caulfeild walking route on its Time Walk.
History and character. The village was planned in the style of an English village, with a village green, a church and winding lanes that follow the land. St. Francis-in-the-Wood, an English style church above the cove, was designed in 1927 and has a lychgate and stained glass windows.
Daily errands. Caulfeild Village is a neighbourhood shopping centre. Like most of West Vancouver, many households use a car for daily trips, so the right test is the actual trip from the address you are considering.
Getting around. Marine Drive and the Upper Levels Highway are the main roads. West Vancouver Blue Bus service serves parts of the area, but routes change, so check TransLink for stops near a specific address. We do not quote commute times, since they depend on time of day and bridge traffic.
Schools and catchments
West Vancouver Schools is School District 45. Catchments are set by address, not by neighbourhood, and can change. Use the School District 45 School Locator for each address you are considering, and confirm eligibility with the school or district. We do not assign a school to Caulfeild as a whole.

Caulfeild
Common questions about buying, selling and living in Caulfeild. For a property specific conversation, contact Scott or Carson directly.
Not quite. Lower Caulfeild is the historic village and cove area around Piccadilly and Pilot House Road, planned in the style of an English village and named for Francis William Caulfeild. Caulfeild Village is a separate neighbourhood shopping centre. Real estate reporting also uses Caulfeild as an area name, with Upper Caulfeild and Olde Caulfeild reported separately. When you read a listing, confirm which of these it refers to and where the property sits.
The District of West Vancouver designates a Lower Caulfeild Heritage Conservation Area. Property owners in that area need a Heritage Alteration Permit for changes to existing structures, new construction and landscaping. Whether a particular address is inside the area is a property specific question, so check the District map and contact Planning and Development Services at 604-925-7055 before you make an offer or plan renovations. The District also publishes current permit guidance.
Greater Vancouver REALTORS reports Caulfeild, Upper Caulfeild and Olde Caulfeild as separate areas, so a benchmark for one is not a benchmark for the others. In recent reports Olde Caulfeild has had no published benchmark, which is common where there are few sales. Check which area a listing is assigned to and read the monthly figures in the market section above, keeping in mind that small sales counts can swing a single month.
Caulfeild is mostly detached housing, and the Greater Vancouver REALTORS report publishes a detached benchmark for the area but no condo or townhome benchmark. Within detached homes the range is wide, from early homes in the historic village to later and rebuilt homes, so the benchmark is a starting point rather than a prediction for any one property. Ask for permit history, survey and condition information on each home you consider.
Start with the street. The District describes village roads as narrow, many one way, with traffic and parking that can be congested. Then look at the lot: driveway grade, parking for your household and visitors, retaining walls, drainage, usable outdoor space and any rock or slope that limits what you can build or landscape. A survey, a building inspection and, where relevant, advice from an engineer help you understand what a specific lot allows.
The waterfront area includes Caulfeild Park and Caulfeild Rock, where a ship anchor memorial honours Francis Caulfeild, the cove with its municipal dock, and the village green. Lighthouse Park, with an extensive trail system, is nearby, and the District has a Caulfeild walking route on its West Vancouver Time Walk. Distances depend on the address, so measure from the property rather than relying on the neighbourhood name.
Caulfeild Village is a neighbourhood shopping centre for everyday needs. Like most of West Vancouver, many households use a car for daily trips, and how far you are from shops, transit and the waterfront depends on the exact address. If walkability matters, test the walk from a specific property at the times you would normally make it.
School catchments in West Vancouver are set by address, not by neighbourhood name, so one Caulfeild address can be different from another. Use the School District 45 School Locator, enter the street and house number, and keep a record of the result. Catchments can change, so confirm eligibility with the school or the district before you rely on it when buying.
Marine Drive is the main local route and the Upper Levels Highway is the main connection east toward the Lions Gate Bridge and beyond. West Vancouver Blue Bus service serves parts of the area, but routes and frequency change, so check TransLink for the stops near a specific address. Travel times depend on the time of day and bridge traffic, so test your actual commute before committing.
Dundarave, to the east, has a walkable village with shops, restaurants and a pier. West Bay, between Dundarave and Caulfeild, is a mostly residential waterfront area that the District archives describe as lying roughly between 31st Street and McKechnie Park. Caulfeild is further west and more nature oriented, with its own cove, village green and nearby Lighthouse Park. Each trades a different mix of pace, amenities and price. See our Dundarave and West Bay pages for detail.
Gather what a buyer will ask about: confirmation of whether the property is inside the Heritage Conservation Area, permits and building records, survey, details on drainage and retaining walls, and information on parking and access. Being clear about these up front reduces surprises later. Pricing should be based on recent comparable sales close to your property, not the area average alone.
The market section on this page is dated and refreshed monthly using Greater Vancouver REALTORS data. Caulfeild has a small number of sales in a typical month, so one or two closings can move the numbers. Look at several months together and use the figures as context, not a promise about any single property or future direction.
