Our Methodology
A real valuation is built, not estimated. Here is what goes into yours, in the order we work through it.

Square footage, layout, age, condition, recent improvements, lot characteristics, view, exposure. Every variable that materially affects value. We pull this from public records and confirm it during the walk-through — we do not rely on listing data alone, which is sometimes outdated or inaccurate.

Not from your postal code, not from your MLS area — from your specific block, street, or housing pocket. Comparables in Edgemont versus Capilano differ materially even though they are minutes apart. We pull the last 12 to 24 months of sales in your specific pocket and the same housing type, weighted by how recent each sale is.

No two homes are identical. We adjust each comparable for the differences that matter — renovations done since the comparable sold, square footage variance, lot size, view quality, condition tier. The output is a normalized comparison that reflects what your home would have sold for in each of those transactions.

Recent comparables tell you what the market was. Active inventory and pending sales tell you what the market is. We pull every active listing in your housing type and price range across the relevant North Shore sub-markets, then look at days on market, price reductions, and absorption pace. This is what gives the recommendation a current-market read, not a backwards-looking one.

The output is a price range with a defensible high, low, and recommended list price. We explain how each figure was reached and what would move your home toward the upper end — preparation, timing, marketing, or simply the right buyer being active in the next four weeks.
