Altamont · West Vancouver
Waterfront and hillside homes between West Bay and Dundarave
Altamont is a waterfront and hillside neighbourhood on West Vancouver's shoreline, between West Bay and Dundarave. District archive records place streets such as Gisby Street and 31st Street in Altamont, running from the waterfront area up toward the Upper Levels Highway. Greater Vancouver REALTORS reports Altamont, West Bay and Dundarave as separate areas, so confirm which area a listing belongs to.
The neighbourhood has a long history as a subdivision. The District archive records that Altamont Beach Park was dedicated through a subdivision in 1913, and a secondary source says the subdivider named the area after the Earl of Altamont. Today the waterfront park, the beach and the neighbourhood tennis courts are the main public amenities close to home.
Altamont is a small area, and in the latest Greater Vancouver REALTORS report its activity was detached homes only, with two sales in September. That means one or two sales can move the figures a lot. We show the dated numbers, but we do not predict what comes next.
Buying here is mostly buying a house on a specific lot. Slope, drainage, title, permits, views and the setting on the street matter, and so does the distance to Marine Drive and the shoreline. Later sections cover what to check.
Wallace Green Real Estate Group works across the North Shore with a data driven approach: look at the real numbers, then give you a straight answer. Our team brings local North Shore knowledge to every West Vancouver property conversation, and we point you to the District, the school district and the monthly Greater Vancouver REALTORS data rather than claiming a long West Vancouver sales history of our own.

BROWSE BY BUDGET
Use a fixed neighbourhood and price range to compare current inventory. A range is not a promise of availability, condition or a particular feature. Each search can be saved for listing alerts.
BROWSE BY BUDGET
Under $3,000,000
What to check: Compare the home against others on the same street, not against the area benchmark. Check the lot, the age and condition of the house, permits for past work, and what is actually included in the sale.
View listings →
BROWSE BY BUDGET
$3,000,000 to $4,000,000
What to check: Check the lot and slope, setbacks, drainage and any easements. Ask for a current survey, permits and inspection reports. Visit at different times of day to judge traffic and noise.
View listings →
BROWSE BY BUDGET
$4,000,000 to $5,000,000
What to check: This range is near the current Altamont detached benchmark shown in the market section. Review title, covenants, construction quality and the exact setting, including how close the home is to Marine Drive and the railway line.
View listings →
BROWSE BY BUDGET
$5,000,000 to $7,000,000
What to check: Listings here are few and can differ a lot. Review each on its own merits: title, survey, permits, views, access and any waterfront or slope considerations, and compare with recent sales on nearby streets.

What to check: Listings at this level are rare and very different from one another. Review title, survey, permits, construction, access, and what is included, and get professional inspections.

Altamont Market
Detached homes in Altamont: the benchmark is $4,874,000, down 5.0 percent year over year, with 2 sales against 15 active listings. That is about 72.7 percent above the GVR West Vancouver reporting area detached benchmark of $2,822,900, which includes communities outside the District of West Vancouver. There were no condo or townhome sales or active listings, so GVR published no condo or townhome benchmark for Altamont. A benchmark is a statistical measure of a typical home in a segment, not the price of a particular home.
The detached sales to active listings ratio was about 13.3 percent, inside the balanced range. Greater Vancouver REALTORS treats below 12 percent as the buyer's market range, 12 to 20 percent as balanced and above 20 percent as the seller's market range. The GVR West Vancouver reporting area ran a detached ratio of 9.0 percent. With only two sales behind the Altamont ratio, treat it as a snapshot and not a trend.
Selling in Altamont
Four things buyers and their lawyers will look at first. Having them ready makes the conversation about price better informed. We make no promise about price, speed of sale or demand.
Survey, title and permits
Buyers and their lawyers will ask for the survey, title documents, any covenants or easements, and permits and inspection reports for past work. Have them ready.
The lot, slope and drainage
Be ready to explain the lot, retaining walls, drainage, driveway and access, and any known issues. Document major work.
Setting and surroundings
Homes sit near Marine Drive, the shoreline, the railway line and each other in different ways. Buyers will visit at different times of day, so be honest about noise, traffic and parking.
Comparables, not the benchmark
The benchmark is a statistical measure and monthly sales counts are very small. Price using recent sales on your street and nearby streets, reviewed against the dated data in Section 5. We make no promise about price, speed of sale or demand.
These are locations named in District of West Vancouver and Archives sources. We make no claims about prices or demand for any of them.
A waterfront park between 29th and 30th Streets, extending north to Park Lane, with a northern part reaching Marine Drive.
At 29th Street and Marine Drive, with two tennis courts.
At Gisby Street and Rosebery Avenue, with one tennis court.
Gisby Street runs from Palmerston Avenue to below the Upper Levels Highway, and 31st Street runs from south of Travers Avenue to Mathers Avenue. The streets rise from the shoreline, so views, slope and distance to Marine Drive vary by block.
Life in the neighbourhood

Daily errands. We do not name businesses because they change. Dundarave Village is the nearest village area to the east, and West Bay to the west. Check the route from the home you are considering.
Buying a house. Check zoning, title, covenants, survey, permits, slope and drainage. If the home is near the waterfront or the railway line, ask your lawyer and the District about anything specific to the lot.

West Vancouver Schools is School District 45. Catchments are set by address, not by neighbourhood, and can differ between nearby addresses.
A secondary source says land developer John Fitzgerald Mahon subdivided the area in 1913 and named it after the Earl of Altamont, a courtesy title held by his brother in law. The District archive confirms that the nearby Altamont Beach Park was dedicated by subdivision in 1913. Treat the naming story as local history rather than a District statement, and confirm it before relying on it.
The District archive describes Altamont Beach Park as a waterfront park between 29th and 30th Streets, extending to Park Lane, with a northern part reaching Marine Drive. The District also lists 29th Street Park at 29th Street and Marine Drive with two tennis courts, and Altamont Park at Gisby Street and Rosebery Avenue with one. Courts are first come, first served. Check the District site for current details.
No. A Greater Vancouver REALTORS benchmark is a statistical measure of a typical home in a segment. It is not the price of any particular home, and individual houses vary with lot, view, size, condition and location. The market section shows the latest dated figures. Altamont has few sales in a month, so look at several months together before drawing conclusions.
With only a handful of sales a month, one or two sales can swing the ratio of sales to active listings and make a month look hotter or colder than it is. Greater Vancouver REALTORS publishes a benchmark where it has enough underlying data, but the benchmark is still not a price for your home. Compare a specific home with recent sales on nearby streets and look across several months.
Confirm the zoning for the exact address, the title and any covenants or easements, and ask for a current survey. Review permits and inspection reports for past renovations. Check the slope, drainage and retaining walls. Visit at different times of day to judge traffic on Marine Drive and noise from nearby roads and the railway line that runs along the shoreline in this area.
Ask your lawyer and the District about anything specific to the lot: title, setbacks, any requirements for construction near the shoreline, and who owns or controls the foreshore and any access. The District archive notes a railway line separating parts of Altamont Beach Park, so check how close the home is to it. We do not make claims about hazards for any address.
In the September 2026 Greater Vancouver REALTORS report there were no condo or townhome sales and no active condo or townhome listings in Altamont, so there are no condo or townhome benchmarks. Altamont activity in that report was detached homes. Listings change over time, so run a search to see what is available now.
Altamont sits between them and shares the shoreline setting with both. West Bay lies to the west with its own beach and bay, and Dundarave to the east is a village with shops and a park at the foot of 25th Street. The differences are in the specific street, the slope, the views and the walk to services, so compare individual properties. See our pages for each.
School catchments in West Vancouver are set by address, not by neighbourhood name, and one street can differ from the next. Use the School District 45 School Locator, enter the street and house number, and keep a record of the result. Confirm eligibility with the school or district before you rely on it when buying, and do not assume the same result for another address nearby.
Altamont sits on the Marine Drive corridor below the Upper Levels Highway, as the District archive describes for streets such as Gisby Street. Routes and traffic vary by address and time of day. Check TransLink for current transit options and test the commute you would actually make. We do not quote travel times.
Gather the survey, title documents, permits and inspection reports, and records of any major work. Be ready to explain the lot, slope, drainage and any access or easement questions. Price using recent sales on your street and nearby streets, and review the dated figures in the market section rather than relying on the area benchmark alone.
