Yes — and we have done it many times. We provide detailed video walkthroughs, neighbourhood context by video call, coordinate inspections locally, and manage the full offer and transaction process remotely. Electronic signatures mean completion can happen from anywhere in the world.
Extremely important — and catchment boundaries do not always follow neighbourhood lines. Two houses on the same street can feed different secondary schools. We verify the exact catchment for every property before you make an offer, at the street level. Catchment boundaries should always be confirmed directly with School District 44, as they can change.
The Property Transfer Tax (PTT) is a provincial tax on all BC real estate purchases: 1% on the first $200,000, 2% on the portion up to $2,000,000, and 3% above that. On a $1.5 million purchase that is approximately $27,000. On a $2.1 million purchase, approximately $39,000. First-time buyers may qualify for a partial exemption. We always build this into your budget planning on the first call.
Several things require specific attention: Canadian mortgage qualification uses different stress test rules, your US credit history needs to be verified separately, and some buyers require larger down payments depending on visa status. From initial discovery call to an accepted offer, most corporate relocations we handle run four to eight weeks depending on inventory and timeline pressure. Completion is typically 30 to 90 days after an accepted offer. We build your search schedule backwards from your start date from the very beginning.
Yes. We are familiar with how relocation management companies operate — the approval processes, documentation requirements, home purchase benefit structures, and reporting expectations. We coordinate directly with your RMC coordinator throughout the transaction and provide whatever documentation your program requires.
