Can we buy a North Vancouver home without visiting in person?

Yes — and we have done it many times. We provide detailed video walkthroughs, neighbourhood context by video call, coordinate inspections locally, and manage the full offer and transaction process remotely. Electronic signatures mean completion can happen from anywhere in the world.

How important are school catchments, and how do they work?

Extremely important — and catchment boundaries do not always follow neighbourhood lines. Two houses on the same street can feed different secondary schools. We verify the exact catchment for every property before you make an offer, at the street level. Catchment boundaries should always be confirmed directly with School District 44, as they can change.

What is the Property Transfer Tax and how much should we budget for it?

The Property Transfer Tax (PTT) is a provincial tax on all BC real estate purchases: 1% on the first $200,000, 2% on the portion up to $2,000,000, and 3% above that. On a $1.5 million purchase that is approximately $27,000. On a $2.1 million purchase, approximately $39,000. First-time buyers may qualify for a partial exemption. We always build this into your budget planning on the first call.

We are relocating from the United States — what is different about the process?

Several things require specific attention: Canadian mortgage qualification uses different stress test rules, your US credit history needs to be verified separately, and some buyers require larger down payments depending on visa status. We connect you with mortgage brokers who specialise in cross-border financing and real estate lawyers experienced with US to Canada transactions from the very first call.

How long does a typical corporate relocation purchase take from start to close?

From initial discovery call to an accepted offer, most corporate relocations we handle run four to eight weeks depending on inventory and timeline pressure. Completion is typically 30 to 90 days after an accepted offer. We build your search schedule backwards from your start date from the very beginning.

Can you work with our relocation management company?

Yes. We are familiar with how relocation management companies operate — the approval processes, documentation requirements, home purchase benefit structures, and reporting expectations. We coordinate directly with your RMC coordinator throughout the transaction and provide whatever documentation your program requires.

How do we figure out which North Vancouver neighbourhood is right for us?

That is exactly what the discovery call and driving tour are designed to answer. Most buyers who arrive having done extensive online research tell us the driving tour completely changes their shortlist — in a good way. We ask the right questions on the first call, build a shortlist based on your actual priorities, and show you each option in person so you can feel the difference between neighbourhoods rather than just read about it.

Do you help with temporary rental accommodation while we search?

We do not manage rentals directly, but we can point you toward trusted resources and property managers on the North Shore who work with incoming corporate tenants. Short-term furnished rentals in Lower Lonsdale and Central Lonsdale are the most common bridge for families who arrive before their purchase completes.
