North Vancouver connects to the rest of the region by one ferry and two bridges. Where you land changes your daily routine more than almost anything else.

The thing locals know

City vs District

"North Vancouver" is actually two municipalities, and the difference is real once you live here.

The City of North Vancouver is the compact, walkable Lonsdale waterfront core. The District of North Vancouver is the larger area wrapped around it — Edgemont, Lynn Valley, Deep Cove and the East Side.

They have separate municipal governments, property tax rates, services and zoning rules. It rarely changes which home you love, but it is worth understanding before you buy, and it is exactly the kind of detail we walk clients through.

The honest catch

We would rather you hear this from us. The North Shore sees more rain than the south side of the harbour — the same weather that keeps the forests green and the mountains skiable. The bridges and the SeaBus are the only ways off the peninsula, so commute timing matters. And it is not inexpensive; this is one of the most sought-after places to live in the region, and prices reflect that.

None of that scares off the people who belong here. But you deserve a clear-eyed picture before you fall for the view.

The west-side Saturday

Start with a walk along the Capilano River trails up to the Cleveland Dam, then a flat white and something warm from the case at Caffe Artigiano in Edgemont Village. Late morning is for the kids — a browse through Kidsbooks and a slow loop of the Village. If the legs are willing, an afternoon push up the Grouse trails, then dinner back in the Village as the light drops.

I grew up walking these streets. Now I live ten minutes away in Pemberton Heights, close enough that Edgemont is still my Saturday.

The early-ride day

Up early to ride Fromme before the trails get busy, then down to Lonsdale for a recovery coffee. Midday is family time on the Shipyards waterfront, where the plaza and the seasonal rink keep the kids happy for hours. I will usually close it out with a pint at House of Funk and an easy dinner nearby.

Pemberton Heights gives us the quiet family street and the trail access, with Lonsdale a few minutes downhill whenever we want the buzz.

The waterfront day

A morning walk or ride along the Spirit Trail into the Shipyards, coffee in hand, reading the new buildings going up — an occupational habit. Lunch at the Lonsdale Quay market, then out to Cates Park in the afternoon when the sun is on the water. Friday nights, the Shipyards Night Market is hard to beat.

Moodyville has changed more than any neighbourhood on the Shore. Living in the middle of it keeps me close to exactly the kind of work I love.

The car-light day

Some mornings I take the SeaBus across just for a downtown coffee and the ride back — twelve minutes each way and the best view in the city. Otherwise it is a run on the Spirit Trail and a wander through Lonsdale Quay. When I want a change of scene, it is out to Deep Cove for a paddle, the hike up to Quarry Rock, and a Honey doughnut on the way home.

From Lower Lonsdale I can get almost anywhere without my car. That is the whole appeal.
