Cypress

Market data and home buying checks for Cypress, West Vancouver

Greater Vancouver REALTORS reports Cypress as its own area within West Vancouver. Because we could not confirm the exact reporting boundaries from a District source, check the area for any listing you are considering.

On the Greater Vancouver REALTORS 2022 area map, Cypress sits on the Burrard Inlet shoreline between Olde Caulfeild and Sandy Cove, along Marine Drive.

The West Vancouver Archives record Stearman Avenue and Ross Crescent as roads in the Cypress Park neighbourhood, south of Marine Drive, with Ross Crescent running along Stearman Beach. Cypress Creek empties into Burrard Inlet near Pilot Cove and Stearman Beach. The Archives stress that this waterfront neighbourhood is different from Cypress Park Estates, the upland area near Cypress Falls Park. We have not found a District document that sets boundaries, so check the reporting area for any listing.

In the latest Greater Vancouver REALTORS report, Cypress had 1 detached sale in September against 6 active listings. With counts that small, one sale can move the figures a lot. We show the dated numbers, but we do not predict what comes next.

Buying here is mostly buying a house on a specific lot. Slope, drainage, title, permits, views and access matter. Later sections cover what to check.

Wallace Green Real Estate Group works across the North Shore with a data driven approach: look at the real numbers, then give you a straight answer. Our team brings local North Shore knowledge to every West Vancouver property conversation, and we point you to the District, the school district and the monthly Greater Vancouver REALTORS data rather than claiming a long West Vancouver sales history of our own.

BROWSE BY BUDGET

Cypress homes by price

Use a fixed neighbourhood and price range to compare current inventory. A range is not a promise of availability, condition or a particular feature. Each search can be saved for listing alerts.

Cypress Market

Current market conditions

Detached homes in Cypress: the benchmark is $3,421,600, down 12.2 percent year over year, with 1 sale against 6 active listings. That is about 21.2 percent above the GVR West Vancouver reporting area detached benchmark of $2,822,900, which includes communities outside the District of West Vancouver. There were no condo or townhome sales or active listings, so GVR published no condo or townhome benchmark for Cypress. A benchmark is a statistical measure of a typical home in a segment, not the price of a particular home.

The detached sales to active listings ratio was about 16.7 percent, inside the balanced range. Greater Vancouver REALTORS treats below 12 percent as the buyer's market range, 12 to 20 percent as balanced and above 20 percent as the seller's market range. The GVR West Vancouver reporting area ran a detached ratio of 9.0 percent. With 1 sale behind the Cypress ratio, treat it as a snapshot and not a trend.

Selling in Cypress

Thinking of Selling in Cypress?

Four things buyers and their lawyers will look at first. Having them ready makes the conversation about price better informed. We make no promise about price, speed of sale or demand.

Survey, title and permits

Buyers and their lawyers will ask for the survey, title documents, any covenants or easements, and permits and inspection reports for past work. Have them ready.

The lot, slope and drainage

Be ready to explain the lot, retaining walls, drainage, driveway and access, and any known issues. Document major work.

Setting and surroundings

Buyers will visit at different times of day, so be honest about noise, traffic, access and parking.

Comparables, not the benchmark

The benchmark is a statistical measure and monthly sales counts are very small. Price using recent sales on your street and nearby streets, reviewed against the dated data in Section 5. We make no promise about price, speed of sale or demand.

Places to Know in Cypress

These are locations named in District of West Vancouver and Archives sources. We make no claims about prices or demand for any of them.

Relative position

On the Greater Vancouver REALTORS 2022 area map, Cypress sits on the Burrard Inlet shoreline between Olde Caulfeild and Sandy Cove, along Marine Drive.

Streets named in Archives records

Stearman Avenue and Ross Crescent are roads in Cypress Park, south of Marine Drive, with Ross Crescent along Stearman Beach. Council adopted both names in 1926.

History

Stearman Avenue honours W.C. Stearman (1873 to 1960), a Vancouver hardware merchant and president of the Cypress Park Land Co., and Ross Crescent honours property owner William Ross. Cypress Creek was named by Point Atkinson lighthouse keepers Walter and Jane Erwin soon after 1879.

Cypress Creek

The creek empties into Burrard Inlet near Pilot Cove and Stearman Beach. Ask the District whether creek setback rules apply to a specific lot.

Not to be confused with

Cypress Park Estates is the upland area near Cypress Falls Park, reported separately by Greater Vancouver REALTORS. See our Cypress Park Estates page.

We did not find a District page for Stearman Beach or Pilot Cove, so no beach facilities, parking or rules are claimed.

Life in the neighbourhood

Living in Cypress

Parks and recreation. We did not find a District page for Stearman Beach or Pilot Cove, so we do not describe facilities. The District says dogs are not allowed on any West Vancouver beach except where otherwise noted, and does not mention Stearman Beach, so confirm any beach rules with the District before relying on them.

Regulations and hazards. The District Foreshore development permit area covers waterfront properties and upland properties below the Flood Construction Level, and the Environmental area covers work within 15 metres of the top of a creek bank. The pages do not say which lots are covered, so check the District mapping for any specific property.

Getting around. Routes to the village centres, Park Royal and the bridges depend on the street. Check TransLink for current transit options and test your commute at the times you would travel. We do not quote travel times.

Daily errands. We do not name businesses because they change. Check the route from the home you are considering.

Buying a house. Check zoning, title, covenants, survey, permits, slope and drainage. Ask your lawyer and the District about anything specific to the lot.

Schools and catchments

West Vancouver Schools is School District 45. Catchments are set by address, not by neighbourhood, and can differ between nearby addresses. Use the School District 45 School Locator for each address you are considering, and confirm eligibility with the school or district. We do not assign a school to Cypress as a whole.

Where is Cypress in West Vancouver?

Greater Vancouver REALTORS reports Cypress as its own area within its West Vancouver report. We have not been able to confirm the exact boundaries from a District source, so check the reporting area for any listing you are considering and confirm the address on a map. On the Greater Vancouver REALTORS 2022 area map, Cypress sits on the Burrard Inlet shoreline between Olde Caulfeild and Sandy Cove, along Marine Drive.

What was the Cypress market like in September 2026?

In the September 2026 Greater Vancouver REALTORS report, Cypress had 1 detached sale against 6 active listings, a sales to active listings ratio of about 16.7 percent, inside the balanced range. With 1 sale behind the Cypress ratio, treat it as a snapshot and not a trend.

What is the Cypress benchmark price?

The September 2026 detached benchmark was $3,421,600, down 12.2 percent year over year. A Greater Vancouver REALTORS benchmark is a statistical measure of a typical home in a segment. It is not the price of any particular home, and individual houses vary with lot, view, size, condition and location.

How does Cypress compare with the West Vancouver area benchmark?

The Cypress detached benchmark of $3,421,600 was about 21.2 percent above the GVR West Vancouver reporting area detached benchmark of $2,822,900 in September 2026. That area figure includes communities outside the District of West Vancouver, so it is a reference point and not a like for like comparison.

Are there condos or townhomes in Cypress?

In the September 2026 Greater Vancouver REALTORS report there were no condo sales or active listings and no townhome sales or active listings in Cypress, so there are no condo or townhome benchmarks. Listings change over time, so run a search to see what is available now.

Where does the name Cypress Park come from?

The Archives say Stearman Avenue was named in 1926 for W.C. Stearman, a Vancouver hardware merchant and president of the Cypress Park Land Co., and that Ross Crescent honours property owner William Ross. Cypress Creek was named by Point Atkinson lighthouse keepers soon after 1879, with accounts differing on whether it was for a grove of cypress or for logs broken up on the rocks. The records cite a 2004 gazetteer we have not read.

How do I check the school catchment for a Cypress address?

School catchments in West Vancouver are set by address, not by neighbourhood name, and one street can differ from the next. Use the School District 45 School Locator, enter the street and house number, and keep a record of the result. Confirm eligibility with the school or district before you rely on it when buying.

What should I check before buying a home in Cypress?

Confirm the zoning for the exact address, the title and any covenants or easements, and ask for a current survey. Review permits and inspection reports for past renovations. Check the slope, drainage and retaining walls on the lot, and visit at different times of day to judge traffic, noise and access.

What should Cypress sellers prepare before listing?

Gather the survey, title documents, permits and inspection reports, and records of any major work. Be ready to explain the lot, slope, drainage, and any access or easement questions. Price using recent sales on your street and nearby streets, and review the dated figures in the market section rather than relying on the area benchmark alone.

Do shoreline or creek rules affect homes in Cypress?

The District has a Foreshore development permit area covering waterfront properties and upland properties below the Flood Construction Level, and an Environmental area for work within 15 metres of a creek top of bank, with Cypress Creek reaching Burrard Inlet near Stearman Beach. The pages do not say which lots are covered, so check the District mapping or ask District staff about a specific property.

Why is the Cypress benchmark down from a year ago?

The September 2026 report shows the detached benchmark down 12.2 percent year over year. That is a GVR figure for one segment with very few sales. We do not explain or predict price movements. Look at the dated figures and recent sales on the specific street rather than the headline percentage.

How does Cypress compare with Caulfeild and Cypress Park Estates?

Greater Vancouver REALTORS reports Cypress and Caulfeild and Cypress Park Estates as separate areas. The differences come down to the specific street, views, access and property type. Compare each listing against sales in the same reporting area, and see our Caulfeild and Cypress Park Estates pages for those areas.
