Park Royal · West Vancouver
Condos, shopping and Lions Gate Bridge access at the east edge of West Vancouver
Park Royal is both a well known shopping centre and a real estate reporting area at the east edge of West Vancouver, near the north end of the Lions Gate Bridge. The housing around it is mostly condos, with a smaller supply of detached homes on nearby streets. It is a different kind of West Vancouver neighbourhood from the waterfront villages to the west, with retail, services and transit close together.
It also sits in an area of active planning. The District of West Vancouver describes a Taylor Way and Park Royal Local Area Plan, which the District says its Official Community Plan calls for. The Province issued Directive 1 in July 2025, and Council expanded the plan boundary to include Park Royal North in December 2025. The District states that final boundaries, unit numbers and built forms are not yet decided. A plan does not guarantee any redevelopment, timing or effect on the value of a particular property, and we do not predict one. If you own or are buying nearby, follow the District process and check the details for the exact address.
Park Royal is a regional transit hub with an on street bus exchange, according to the District. Taylor Way, which runs from Marine Drive to Highway 1, is a provincial arterial, and the Ministry of Transportation and Transit has said it is saturated at peak times. Convenience and busy roads often go together, so judge noise and traffic at the property.
Because most of the housing here is strata, the details of a purchase are different from a detached home. Strata documents, fees, bylaws and building condition matter. Later sections cover what to check.
Wallace Green Real Estate Group works across the North Shore with a data driven approach: look at the real numbers, then give you a straight answer. Our team brings local North Shore knowledge to every West Vancouver property conversation, and we point you to the District, the school district and the monthly Greater Vancouver REALTORS data rather than claiming a long West Vancouver sales history of our own.

BROWSE BY BUDGET
Use a fixed neighbourhood and price range to compare current inventory. A range is not a promise of availability, condition or a particular feature. Each search can be saved for listing alerts.
BROWSE BY BUDGET
Under $800,000
What to check: Read the strata documents closely at this level. Check the contingency reserve fund, any special levy history, the depreciation report if one exists, rental and pet bylaws, and the age and condition of the building systems. Confirm what is included in monthly strata fees.

BROWSE BY BUDGET
$800,000 to $1,000,000
What to check: Compare the unit against others in the same building and nearby buildings, not the area average. Check floor, orientation, noise exposure, parking and storage, and what the strata fee covers.
View listings →
BROWSE BY BUDGET
$1,000,000 to $1,250,000
What to check: This range is near the current Park Royal condo benchmark shown in the market section. Review strata minutes, bylaws, insurance and any planned repairs, and look at the unit in person at different times of day for traffic noise.

BROWSE BY BUDGET
$1,250,000 to $1,500,000
What to check: Confirm exactly what is included: parking, storage, outdoor space, in suite features and building amenities. Ask what work the strata has done or planned, and how it is being paid for.

BROWSE BY BUDGET
$1,500,000 and above
What to check: Listings at this level can be few and very different. Review each one on its own merits, including strata finances, title, any recent renovations and the surrounding street conditions.

Park Royal Market
The Park Royal condo benchmark is $1,164,200, down 5.1 percent year over year, with 3 condo sales against 20 active condo listings this period. That is about 6.1 percent above the GVR West Vancouver reporting area condo benchmark of $1,097,300. Detached homes had 1 sale and 6 active listings, too little activity for GVR to publish a detached benchmark. Townhomes had no sales and 3 active listings. A benchmark is a statistical measure of a typical home in a segment, not the price of a particular unit.
Park Royal condos had only three sales, so treat the figures as a snapshot and not a trend. The GVR West Vancouver reporting area, which includes communities outside the District of West Vancouver, is running a condo sales to active ratio of 12.7 percent, just inside the balanced range (12 to 20 percent), and a detached ratio of 9.0 percent, in the buyer's market range (below 12 percent). The Park Royal condo ratio this month is roughly 15.0 percent, also in the balanced range, but it rests on three sales.
Selling in Park Royal
Four things buyers and their lawyers will look at first. Having them ready makes the conversation about price better informed. We make no promise about price, speed of sale or demand.
Strata documents
Buyers and their lawyers will ask for bylaws, recent minutes, financial statements, the contingency reserve fund, any special levies, insurance details and the depreciation report if one exists. Having these ready avoids delays.
The unit itself
Be ready to explain what is included: parking, storage, outdoor space, in suite features, and any renovations with permits or strata approval. Document the condition of the unit.
Noise, traffic and surroundings
Park Royal is close to Taylor Way, Marine Drive and the bus exchange. Buyers will visit at different times of day, so be honest about the setting and the building.
Comparables, not the benchmark
Sales are few, and the area benchmark is built from a small sample. Price using recent sales in your building and nearby buildings, reviewed against the dated data in Section 5. Do not rely on planning discussions to justify a price. We make no promise about price, speed of sale or demand.
These are locations named in District of West Vancouver and Archives sources. We make no claims about prices or demand for any of them.
The centre and the on street bus exchange make the area a regional transit hub, according to the District. TransLink exchange work is at an early stage and the District reports no committed funding beyond a feasibility study.
A provincial arterial from Marine Drive to Highway 1 with four general purpose lanes and no on street parking. The District lists signalized intersections at Highway 1, Inglewood Avenue, Keith Road and Marine Drive.
The District plan boundary now includes Park Royal North. Which of these a given property is near affects its surroundings, so check the exact address.
The main east west route along the waterfront. Properties closer to it have more road noise and easier access to shops and transit, so judge for yourself.
British Properties, above Taylor Way, and Ambleside, to the west, are reported separately. See our pages for each.
Life in the neighbourhood
Daily errands. The shopping centre, restaurants and services are close together, so many errands can be done in one place. Check the walk from the specific building you are considering.
Transit and bridge access. Park Royal is a regional transit hub with an on street bus exchange. The Lions Gate Bridge is nearby. Peak time traffic on Taylor Way and the bridge approaches can be heavy. Check TransLink for current routes and test your commute at the times you would travel. We do not quote travel times.
Planning context. The Taylor Way and Park Royal Local Area Plan is a District planning process. As the District has published it, technical work runs through December 2026, a concept plan with community input is expected from January to June 2027, and bylaw steps are expected in early 2028, with public engagement beginning in early 2027. These dates can change. Boundaries, unit numbers and built forms are not decided. Read the District page before buying or selling near the area.
Buying a strata home. Ask for the strata documents and have a lawyer or notary review them. Look at fees, reserves, special levies, insurance and building condition.
Schools and catchments
West Vancouver Schools is School District 45. Catchments are set by address, not by neighbourhood, and can change. Use the School District 45 School Locator for each address you are considering, and confirm eligibility with the school or district. We do not assign a school to Park Royal as a whole.

No. A Greater Vancouver REALTORS benchmark is a statistical measure of a typical home in a segment. It is not the price of any particular unit, and individual condos vary with floor, view, parking, strata fees and condition. In the latest report Greater Vancouver REALTORS published a condo benchmark for Park Royal but no detached benchmark. See the dated figures in the market section and look at several months together.
Ask for the strata documents and read them with your lawyer or notary: bylaws, recent minutes, the contingency reserve fund, any special levies and the depreciation report if one exists. Check what the monthly strata fee covers, the building insurance, and any planned repairs or building envelope work. Confirm parking, storage and rental or pet rules for the unit you are considering.
It is a planning process by the District of West Vancouver for the Taylor Way and Park Royal area. The District says its Official Community Plan calls for a local area plan, that the Province issued Directive 1 in July 2025, and that Council expanded the plan boundary to include Park Royal North in December 2025. Boundaries, unit numbers and built forms are not yet decided. Check the District page for the current status.
Nobody can say, and we do not predict it. The District says final boundaries, unit numbers and built forms are not yet decided, and that there is no concept plan, draft plan or bylaw. A plan does not guarantee any particular redevelopment, timing or price effect on a specific property. If you own or are buying near the area, follow the District process, check the zoning and strata situation for the exact address, and get professional advice.
As the District has published it, technical work runs from May to December 2026, a concept plan with community input is expected from January to June 2027, draft plan review from July to December 2027, and bylaw steps including a public hearing from January to March 2028. Public engagement is expected to begin in early 2027. Timelines can change, so check the District Taylor Way Park Royal page for updates.
Park Royal sits near the north end of the Lions Gate Bridge and is a regional transit hub with an on street bus exchange, according to the District. Bridge and Taylor Way traffic can be heavy at peak times. TransLink is planning future work on the exchange, but the District reports that funding beyond a feasibility study is not committed. Check TransLink for current routes and test your actual commute.
The District describes Taylor Way as a provincial arterial that runs from Marine Drive to Highway 1, with four general purpose lanes, and the Ministry of Transportation and Transit has said the corridor is saturated at peak times. If you are considering a unit or home near Taylor Way, Marine Drive or the Park Royal bus exchange, visit at different times of day and in different conditions to judge noise, traffic and parking for yourself.
Both are Marine Drive neighbourhoods with a lot of condos. Park Royal is built around the shopping centre, the bus exchange and bridge access, and sits at the east edge of the District. Ambleside has a village centre and a waterfront setting with its own shops and restaurants. The right fit depends on whether you want retail and transit convenience or a village and waterfront feel. See our Ambleside page for more detail.
There are some, but detached sales in the Park Royal reporting area are limited, so Greater Vancouver REALTORS did not publish a detached benchmark in the latest report. With so few sales, a single month tells you little. If you are looking at a detached home, compare it with recent sales on the same and nearby streets, and confirm which reporting area the property is assigned to.
School catchments in West Vancouver are set by address, not by neighbourhood name. Use the School District 45 School Locator, enter the street and house number, and keep a record of the result. Catchments can change, so confirm eligibility with the school or the district before you rely on it when buying, and do not assume the same result for another address nearby.
For a condo, gather the strata documents a buyer will request: bylaws, minutes, financial statements, the contingency reserve fund, any special levies and the depreciation report if one exists. Be ready to explain parking, storage and recent work in the unit. Price using recent sales in your building and nearby buildings, and review the dated figures in the market section. Do not rely on planning discussions to justify a price.
