Queens, West Vancouver Real Estate

A residential neighbourhood on the slope above Marine Drive between Dundarave and Ambleside

Queens is a residential neighbourhood on the slope above Marine Drive between Dundarave and Ambleside. The District archive records Queens Avenue, in the Upper Levels part of West Vancouver, as running from 11th Avenue to 27th Street. Greater Vancouver REALTORS reports Queens, Dundarave and Ambleside as separate areas, so confirm which area a listing belongs to.

Queens Avenue is the Q avenue in West Vancouver's alphabetical system for naming east-west streets, named under a 1912 bylaw. The shoreline amenities nearest to many Queens streets are in Dundarave, where Dundarave Park has a beach, a lifeguard monitored swim area in summer and a playground, and where the Centennial Seawalk ends. Distances depend on the street, so walk the route yourself.

In the latest Greater Vancouver REALTORS report, Queens activity was detached homes only, with 3 sales in September against 14 active listings. With counts that small, one sale can move the figures a lot. We show the dated numbers, but we do not predict what comes next.

Buying here is mostly buying a house on a specific lot on a slope. Drainage, retaining walls, title, permits, views and access matter. Later sections cover what to check.

Wallace Green Real Estate Group works across the North Shore with a data driven approach: look at the real numbers, then give you a straight answer. Our team brings local North Shore knowledge to every West Vancouver property conversation, and we point you to the District, the school district and the monthly Greater Vancouver REALTORS data rather than claiming a long West Vancouver sales history of our own.

BROWSE BY BUDGET

Queens homes by price

Use a fixed neighbourhood and price range to compare current inventory. A range is not a promise of availability, condition or a particular feature. Each search can be saved for listing alerts.

Queens Market

Current market conditions

Detached homes in Queens: the benchmark is $2,998,200, down 11.5 percent year over year, with 3 sales against 14 active listings. That is about 6.2 percent above the GVR West Vancouver reporting area detached benchmark of $2,822,900, which includes communities outside the District of West Vancouver. There were no condo or townhome sales or active listings, so GVR published no condo or townhome benchmark for Queens. A benchmark is a statistical measure of a typical home in a segment, not the price of a particular home.

The detached sales to active listings ratio was about 21.4 percent, just inside the seller's market range. Greater Vancouver REALTORS treats below 12 percent as the buyer's market range, 12 to 20 percent as balanced and above 20 percent as the seller's market range. The GVR West Vancouver reporting area ran a detached ratio of 9.0 percent. With only three sales behind the Queens ratio, one sale either way would change the reading, so treat it as a snapshot and not a trend.

Selling in Queens

Thinking of Selling in Queens?

Four things buyers and their lawyers will look at first. Having them ready makes the conversation about price better informed. We make no promise about price, speed of sale or demand.

Survey, title and permits

Buyers and their lawyers will ask for the survey, title documents, any covenants or easements, and permits and inspection reports for past work. Have them ready.

The lot, slope and drainage

Be ready to explain the lot, retaining walls, drainage, driveway and access, and any known issues. Document major work.

Setting and surroundings

Homes sit on the slope above Marine Drive, with different views, streets and distances to the shoreline. Buyers will visit at different times of day, so be honest about noise, traffic, access and parking.

Comparables, not the benchmark

The benchmark is a statistical measure and monthly sales counts are very small. Price using recent sales on your street and nearby streets, reviewed against the dated data in Section 5. We make no promise about price, speed of sale or demand.

Parks and recreation. The nearest District waterfront amenities for many Queens streets are in Dundarave: Dundarave Park and the start of the Centennial Seawalk. Check the District site for current details, closures and rules.

Getting around. Queens sits on the slope above Marine Drive, so routes down to the shoreline, Dundarave and Ambleside depend on the street. Routes and traffic vary by address and time of day. Check TransLink for current transit options and test your commute at the times you would travel. We do not quote travel times.

Daily errands. We do not name businesses because they change. Check the route from the home you are considering.

Buying a house. Check zoning, title, covenants, survey, permits, slope and drainage. If the home is on a slope or near a retaining wall, ask your lawyer and the District about anything specific to the lot.

Schools and catchments

West Vancouver Schools is School District 45. Catchments are set by address, not by neighbourhood, and can differ between nearby addresses. Use the School District 45 School Locator for each address you are considering, and confirm eligibility with the school or district. We do not assign a school to Queens as a whole.

Queens Real Estate Questions

Common questions about buying, selling and living in Queens. For a property specific conversation, contact Scott or Carson directly.

What is Queens, and where is it in West Vancouver?

Queens is a residential area in the Upper Levels part of West Vancouver, named in the District's alphabetical system for east-west streets. The District archive records Queens Avenue as running from 11th Avenue to 27th Street. Greater Vancouver REALTORS reports Queens, Dundarave and Ambleside as separate areas, so confirm which area a listing belongs to, since the boundaries of a reporting area are not the same as a street.

Where does the name Queens come from?

The District archive says Queens Avenue is the Q avenue in West Vancouver's alphabetical naming system for east-west streets, and that the street was named under the Naming Changing and Settling Street Names Bylaw 18 of 1912. We have not found a District source that says why the neighbourhood uses the name, so we do not claim one.

What is there to do near Queens?

Dundarave Park, at the foot of 25th Street, is a waterfront park with a sandy beach, a lifeguard monitored swim area in summer, a playground and washrooms, and the Centennial Seawalk runs from there along the shore. Distance from a home in Queens depends on the street and the slope, so walk the route yourself. Check the District pages for current details.

Is the Queens benchmark the price of a home in Queens?

No. A Greater Vancouver REALTORS benchmark is a statistical measure of a typical home in a segment. It is not the price of any particular home, and individual houses vary with lot, view, size, condition and location. The market section shows the latest dated figures. Queens has few sales in a month, so look at several months together before drawing conclusions.

How should I read the Queens market figures when sales are so few?

In the September 2026 report there were 3 detached sales against 14 active listings, so one more or one fewer sale would have moved the ratio a lot. Greater Vancouver REALTORS publishes a benchmark where it has enough underlying data, but the benchmark is still not a price for your home. Compare a specific home with recent sales on nearby streets and look across several months.

What should I check before buying a home in Queens?

Confirm the zoning for the exact address, the title and any covenants or easements, and ask for a current survey. Review permits and inspection reports for past renovations. Check the slope, drainage and retaining walls, and the condition of the driveway and any decks. Visit at different times of day to judge traffic and noise.

Are there condos or townhomes in Queens?

In the September 2026 Greater Vancouver REALTORS report there were no condo or townhome sales and no active condo or townhome listings in Queens, so there are no condo or townhome benchmarks. Activity in that report was detached homes. Listings change over time, so run a search to see what is available now.

How is Queens different from Dundarave and Ambleside?

Greater Vancouver REALTORS reports Queens, Dundarave and Ambleside as separate areas. Dundarave is a waterfront village with its own beach and park, and Ambleside has the larger commercial centre. Queens is the residential area between them on the slope above Marine Drive. Compare each listing against sales in the same reporting area. See our Dundarave and Ambleside pages.

How do I check the school catchment for a Queens address?

School catchments in West Vancouver are set by address, not by neighbourhood name, and one street can differ from the next. Use the School District 45 School Locator, enter the street and house number, and keep a record of the result. Confirm eligibility with the school or district before you rely on it when buying, and do not assume the same result for another address nearby.

How is access to Marine Drive and the rest of the North Shore?

Queens sits on the slope above Marine Drive, so the route down to the shoreline, Dundarave and Ambleside depends on the street. Routes and traffic vary by time of day, so test the commute you would actually make and check TransLink for current transit options. We do not quote travel times.

What should Queens sellers prepare before listing?

Gather the survey, title documents, permits and inspection reports, and records of any major work. Be ready to explain the lot, slope, drainage and any access or easement questions. Price using recent sales on your street and nearby streets, and review the dated figures in the market section rather than relying on the area benchmark alone.

Is Queens a good fit if I want a quiet residential street?

Many homes in Queens are on residential streets above Marine Drive, but quiet depends on the specific street, its slope and its distance from Marine Drive and the Upper Levels Highway. Visit at different times of day, and weekdays as well as weekends. We do not make claims about noise or traffic for the neighbourhood as a whole.
