Waterfront living in North Vancouver

The North Shore has two front yards. One is the mountains. The other is the sea — the calm, protected water of Burrard Inlet and the fjord of Indian Arm, where a paddle before work is genuinely possible. This is the ocean side of life here, from the village docks of Deep Cove to the revived waterfront at the foot of Lonsdale.

The Ocean Side

Protected water, right at the doorstep

What makes the water here so livable is that it is sheltered. Tucked inside Burrard Inlet and reaching up into Indian Arm, the North Shore coastline is calm enough for a beginner on a paddleboard yet wild enough, a few minutes north, to feel like true wilderness. You do not need to be a sailor to use it daily.

The result is a stretch of coast that runs from the seaside village of Deep Cove in the east to the buzzing Shipyards and Lonsdale Quay in the west, with beaches, parks, marinas and a continuous waterfront trail strung between them. For a certain buyer, the water is the entire point of living here.

PhotoCalm-water hero — paddleboarders or kayakers off Deep Cove with the forested arm behind, or the Shipyards waterfront at golden hour. Serene, aspirational, on the inlet.

Ways to Be on the Water

How the North Shore meets the sea

From a first paddle to a waterfront stroll, the everyday ways the coast becomes part of life.

Paddling

Deep Cove

Deep Cove is the paddling heart of the Shore — kayaks, paddleboards and canoes for rent, lessons for beginners, and the calm launch into Indian Arm right from Panorama Park. One of the most beloved things to do in North Vancouver, full stop.

Beaches & parks

All along the shore

Cates Park, the largest waterfront park on the Shore, brings beach, forest and a boat launch together near Dollarton, while Panorama Park anchors Deep Cove. The Pacific runs cool, but the shoreline is made for it.

The Spirit Trail

Lonsdale waterfront

A flat waterfront greenway for walking and cycling that links the North Shore coast, threading past the Shipyards district, the Lonsdale Quay market and the SeaBus. The waterfront promenade that ties the City together.

Boating & marinas

Inlet-wide

Mosquito Creek, Lynnwood and Deep Cove marinas put the water within reach for boaters, with Indian Arm and the wider inlet to explore. A genuine boating community lives here.

The Hidden Fjord

Indian Arm

Reaching north from Deep Cove, Indian Arm is a glacial fjord of steep forested walls, hidden waterfalls and quiet anchorages — wilderness that begins minutes from the village. Paddlers and boaters make for spots like Granite Falls and Silver Falls, and much of the shoreline is protected parkland.

Why it matters for where you live

Indian Arm is the reason Deep Cove and the eastern shore feel like a coastal escape rather than a suburb. Living at this end of the Shore means a true wilderness waterway is part of your weekend, not a destination you have to drive to.
