Eagle Harbour

Market data and home buying checks for Eagle Harbour, West Vancouver

Greater Vancouver REALTORS reports Eagle Harbour as its own area within West Vancouver. Because we could not confirm the exact reporting boundaries from a District source, check the area for any listing you are considering.

On the Greater Vancouver REALTORS 2022 area map, Eagle Harbour sits between Eagleridge to the north west and Upper Caulfeild to the south east.

The West Vancouver Archives describe Eagle Harbour as roughly bounded by the Upper Levels Highway and Eagle Island, with Parthenon Place and Greenleaf Road on the south and Nelson Creek on the north, and note that Eagle Harbour is also the name of the bay south of Eagle Island and Fishermans Cove. The English name comes from the many eagles around the shore and Eagle Island. This is a historical Archives description and not a District adopted boundary, so check the reporting area for any listing.

In the latest Greater Vancouver REALTORS report, Eagle Harbour had 0 detached sales in September against 16 active listings. With counts that small, one sale can move the figures a lot. We show the dated numbers, but we do not predict what comes next.

Buying here is mostly buying a house on a specific lot. Slope, drainage, title, permits, views and access matter. Later sections cover what to check.

Wallace Green Real Estate Group works across the North Shore with a data driven approach: look at the real numbers, then give you a straight answer. Our team brings local North Shore knowledge to every West Vancouver property conversation, and we point you to the District, the school district and the monthly Greater Vancouver REALTORS data rather than claiming a long West Vancouver sales history of our own.

Eagle Harbour Market

Current market conditions

Detached homes in Eagle Harbour: the benchmark is $2,367,700, down 3.0 percent year over year, with 0 sales against 16 active listings. That is about 16.1 percent below the GVR West Vancouver reporting area detached benchmark of $2,822,900, which includes communities outside the District of West Vancouver. There were no condo or townhome sales or active listings, so GVR published no condo or townhome benchmark for Eagle Harbour. A benchmark is a statistical measure of a typical home in a segment, not the price of a particular home.

The detached sales to active listings ratio was about 0.0 percent, inside the buyer's market range. Greater Vancouver REALTORS treats below 12 percent as the buyer's market range, 12 to 20 percent as balanced and above 20 percent as the seller's market range. The GVR West Vancouver reporting area ran a detached ratio of 9.0 percent. With no detached sales in the month, the ratio is zero and is a snapshot, not a trend.

Buyers and their lawyers will ask for the survey, title documents, any covenants or easements, and permits and inspection reports for past work. Have them ready.

Be ready to explain the lot, retaining walls, drainage, driveway and access, and any known issues. Document major work.

Setting and surroundings

Buyers will visit at different times of day, so be honest about noise, traffic, access and parking.

Places to Know in Eagle Harbour

These are locations named in District of West Vancouver and Archives sources. We make no claims about prices or demand for any of them.

Relative position

On the Greater Vancouver REALTORS 2022 area map, Eagle Harbour sits between Eagleridge to the north west and Upper Caulfeild to the south east.

The bay and the neighbourhood

Eagle Harbour is both a neighbourhood and the name of the bay south of Eagle Island and Fishermans Cove. The Archives say the bays, Fishermans Cove and the waters around Eagle Island were once collectively called Eagle Harbour.

Name history

In 1929 a federal official proposed renaming the harbour Johnson Cove to avoid duplicate coastal names. The name did not catch on locally and Eagle Harbour was restored in 1949.

Railway

The Archives say a Pacific Great Eastern Railway stop was probably east of Eagle Harbour School. Ask about proximity to any rail line for a specific home.

Neighbouring parks

Lighthouse Park, about 75 hectares with old-growth coastal forest and the Point Atkinson lighthouse, and Caulfeild Park, a shoreline park with forest trails, are District parks in the wider area. Neither District page mentions Eagle Harbour, so we do not claim they are inside it.

Eagle Harbour Montessori

A public Montessori school for kindergarten to grade 5 at 5575 Marine Drive. This is a location fact only, not a catchment claim.

Life in the neighbourhood

Living in Eagle Harbour

Parks and recreation. Lighthouse Park is about 75 hectares, reached from the south end of Beacon Lane off Marine Drive and open 7 a.m. to 10 p.m., with old-growth coastal forest and the Point Atkinson lighthouse. Caulfeild Park has rocky and sandy shores and forest trails, with no lifeguards and no dogs on its beaches. Check the District pages for current rules, and confirm distances from any home.

Regulations and hazards. The District of West Vancouver has development permit areas for environmental protection near watercourses, wildfire hazard within 100 metres of undisturbed forest, and the foreshore, among others. Whether a given lot falls in one cannot be told from this page, so check the District mapping or ask the District before you rely on any lot.

Getting around. Routes to the village centres, Park Royal and the bridges depend on the street. Check TransLink for current transit options and test your commute at the times you would travel. We do not quote travel times.

Daily errands. We do not name businesses because they change. Check the route from the home you are considering.

Buying a house. Check zoning, title, covenants, survey, permits, slope and drainage. Ask your lawyer and the District about anything specific to the lot.

Schools and catchments

West Vancouver Schools is School District 45. Catchments are set by address, not by neighbourhood, and can differ between nearby addresses. Use the School District 45 School Locator for each address you are considering, and confirm eligibility with the school or district. We do not assign a school to Eagle Harbour as a whole.

It is not the price of any particular home, and individual houses vary with lot, view, size, condition and location.

How does Eagle Harbour compare with the West Vancouver area benchmark?

The Eagle Harbour detached benchmark of $2,367,700 was about 16.1 percent below the GVR West Vancouver reporting area detached benchmark of $2,822,900 in September 2026. That area figure includes communities outside the District of West Vancouver, so it is a reference point and not a like for like comparison.

How do I check the school catchment for a Eagle Harbour address?

School catchments in West Vancouver are set by address, not by neighbourhood name, and one street can differ from the next. Use the School District 45 School Locator, enter the street and house number, and keep a record of the result. Confirm eligibility with the school or district before you rely on it when buying.

What should I check before buying a home in Eagle Harbour?

Confirm the zoning for the exact address, the title and any covenants or easements, and ask for a current survey. Review permits and inspection reports for past renovations. Check the slope, drainage and retaining walls on the lot, and visit at different times of day to judge traffic, noise and access.

What should Eagle Harbour sellers prepare before listing?

Gather the survey, title documents, permits and inspection reports, and records of any major work. Be ready to explain the lot, slope, drainage, and any access or easement questions. Price using recent sales on your street and nearby streets, and review the dated figures in the market section rather than relying on the area benchmark alone.

What parks are near Eagle Harbour?

Lighthouse Park, about 75 hectares with old-growth coastal forest and the Point Atkinson lighthouse, and Caulfeild Park, a shoreline park with forest trails, are District parks in the wider area. Neither District page mentions Eagle Harbour, so check distances from the specific home. Dogs are not allowed on the beaches at Caulfeild Park, and barbecues are prohibited at Lighthouse Park. Check the District pages for current rules.

Why is the Eagle Harbour benchmark down from a year ago?

The September 2026 report shows the detached benchmark down 3.0 percent year over year. That is a GVR figure for one segment with very few sales. We do not explain or predict price movements. Look at the dated figures and recent sales on the specific street rather than the headline percentage.

How does Eagle Harbour compare with Upper Caulfeild and Gleneagles?

Greater Vancouver REALTORS reports Eagle Harbour and Upper Caulfeild and Gleneagles as separate areas. The differences come down to the specific street, views, access and property type. Compare each listing against sales in the same reporting area, and see our Upper Caulfeild and Gleneagles pages for those areas.
