Market data and home buying checks for Upper Caulfeild, West Vancouver
Greater Vancouver REALTORS reports Upper Caulfeild as its own area within West Vancouver. Because we could not confirm the exact reporting boundaries from a District source, check the area for any listing you are considering.

The West Vancouver Archives record Caulfeild Drive and Caulfeild Place as streets in the Upper Caulfeild neighbourhood, and the streets take their names from Francis William Caulfeild, the Englishman who began assembling land for an English style village at Caulfeild Cove in 1898. We have not found a District document that sets the boundaries of Upper Caulfeild or says exactly where it meets Lower Caulfeild, so check the reporting area for any listing.
In the latest Greater Vancouver REALTORS report, Upper Caulfeild had 0 detached sales in September against 5 active listings. With counts that small, one sale can move the figures a lot. We show the dated numbers, but we do not predict what comes next.
Buying here is mostly buying a house on a specific lot. Slope, drainage, title, permits, views and access matter. Later sections cover what to check.
Wallace Green Real Estate Group works across the North Shore with a data driven approach: look at the real numbers, then give you a straight answer. Our team brings local North Shore knowledge to every West Vancouver property conversation, and we point you to the District, the school district and the monthly Greater Vancouver REALTORS data rather than claiming a long West Vancouver sales history of our own.
