Dundarave · West Vancouver
A waterfront village with a beach, a park and the Seawalk on West Vancouver's shoreline
Dundarave is a waterfront village in West Vancouver, centred on Marine Drive near the foot of 25th Street. The District's Time Walk history says it began as a holiday spot for Vancouver visitors and took its name from a castle in Scotland, and that a pier was built at 25th Street in 1914. Today the village has shops and services along Marine Drive, and Dundarave Park and its beach at the water.
It is a smaller village than Ambleside to the east, and the two are often mentioned together. The Ambleside Dundarave Business Improvement Association works for both villages, but Greater Vancouver REALTORS reports Dundarave, Ambleside and Queens as separate areas. When you read a listing or a market report, confirm which area it belongs to.
The waterfront is a big part of the area. Dundarave Park is at the foot of 25th Street, and the Centennial Seawalk begins there and runs about 1.7 kilometres toward 18th Street. The park has a sandy beach with a lifeguard monitored swim area in summer.
Housing includes condos, townhomes and detached homes. For condos, strata documents, fees and building condition matter. For houses, the lot, title, permits and the street matter. Later sections cover what to check for each.
Wallace Green Real Estate Group works across the North Shore with a data driven approach: look at the real numbers, then give you a straight answer. Our team brings local North Shore knowledge to every West Vancouver property conversation, and we point you to the District, the school district and the monthly Greater Vancouver REALTORS data rather than claiming a long West Vancouver sales history of our own.

BROWSE BY BUDGET
Use a fixed neighbourhood and price range to compare current inventory. A range is not a promise of availability, condition or a particular feature. Each search can be saved for listing alerts.
BROWSE BY BUDGET
Under $900,000
What to check: Listings at this level are mostly strata. Read the strata documents closely: contingency reserve fund, special levy history, depreciation report if one exists, rental and pet bylaws, and the age and condition of the building systems. Confirm what the monthly fee covers.

BROWSE BY BUDGET
$900,000 to $1,500,000
What to check: Compare the home against others in the same building or on the same street, not against the area benchmark. Check floor, orientation, noise from Marine Drive, parking and storage, and what the strata fee includes if it is a condo.
View listings →
BROWSE BY BUDGET
$1,500,000 to $2,500,000
What to check: Listings here can be condos, townhomes or houses with very different tradeoffs. Confirm the property type, title and any covenants, review permits for past renovations, and ask for a survey or strata plan.
View listings →
BROWSE BY BUDGET
$2,500,000 to $4,000,000
What to check: For detached homes, check the lot, setbacks, zoning, drainage and any easements. Ask for permits and inspection reports for major work. Judge the street at different times of day, and check which reporting area the property belongs to.

BROWSE BY BUDGET
$4,000,000 and above
What to check: Listings at this level are few and very different from one another. Review each on its own merits: title, survey, permits, construction quality, and what is actually included in the sale.

Dundarave Market
Detached homes in Dundarave: the benchmark is $2,983,300, down 11.3 percent year over year, with 4 sales against 31 active listings. That is about 5.7 percent above the GVR West Vancouver reporting area detached benchmark of $2,822,900. Condos in Dundarave: the benchmark is $1,321,100, down 7.1 percent year over year, with 4 sales against 18 active listings, about 20.4 percent above the area condo benchmark of $1,097,300. Townhomes had no sales and 1 active listing, so GVR published no townhome benchmark. A benchmark is a statistical measure of a typical home in a segment, not the price of a particular home.
The sales to active listings ratio is about 12.9 percent for Dundarave detached homes, just inside the balanced range (12 to 20 percent), and about 22.2 percent for condos, above the 20 percent line that Greater Vancouver REALTORS treats as the start of the seller's market range (below 12 percent is the buyer's market range). The GVR West Vancouver reporting area, which includes communities outside the District of West Vancouver, ran a detached ratio of 9.0 percent and a condo ratio of 12.7 percent. These Dundarave ratios rest on four sales each, so treat them as a snapshot and not a trend.
Selling in Dundarave
Four things buyers and their lawyers will look at first. Having them ready makes the conversation about price better informed. We make no promise about price, speed of sale or demand.
Documents for your property type
For a condo, buyers and their lawyers will ask for bylaws, recent minutes, financial statements, the contingency reserve fund, any special levies, insurance details and the depreciation report if one exists. For a house, have the survey, title, permits and inspection reports ready.
The home and what is included
Be ready to explain parking, storage, outdoor space and in home features, and document renovations with permits or strata approval.
Setting and surroundings
Dundarave homes sit near Marine Drive, the village, the park or the water in different ways. Buyers will visit at different times of day, so be honest about noise, traffic, parking and the building or street.
Comparables, not the benchmark
The benchmark is a statistical measure and monthly sales counts are small. Price using recent sales in your building or on your street, reviewed against the dated data in Section 5. We make no promise about price, speed of sale or demand.
These are locations named in District of West Vancouver and Archives sources. We make no claims about prices or demand for any of them.
The commercial centre of the area, near the foot of 25th Street. Properties close to Marine Drive have the easiest access to shops and services and more road activity, so judge for yourself.
At the foot of 25th Street, with a sandy beach, swim area, playground and washrooms. The Centennial Seawalk begins here.
About 1.7 kilometres from Dundarave Park toward 18th Street. Homes near it have easy access to the shoreline, though the exact distance varies by block.
Residential streets between the village and the upper streets rise gradually, and the character changes block by block. Visit the specific street rather than relying on the area name.
Greater Vancouver REALTORS reports Queens and Ambleside as separate areas. Confirm the reporting area for each property, and see our Ambleside and Queens pages.

Schools and catchments
West Vancouver Schools is School District 45. Catchments are set by address, not by neighbourhood, and can change. Use the School District 45 School Locator for each address you are considering, and confirm eligibility with the school or district. We do not assign a school to Dundarave as a whole.

Dundarave is a waterfront village in West Vancouver, centred on Marine Drive near the foot of 25th Street. According to the District's Time Walk history, it began as a holiday spot for Vancouver visitors and took its name from a castle in Scotland. Today the village has shops and services along Marine Drive, and the beach and park at the water. Check which reporting area a listing belongs to, since Ambleside and Queens are reported separately.
The District describes Dundarave Park as a waterfront park at the foot of 25th Street with a sandy beach and a lifeguard monitored swim area in summer, a playground, picnic tables, washrooms open daily from 6 a.m. to 10 p.m. and a concession. A floating swim dock is placed in summer. Leashed dogs are allowed on the paved paths, and open fires, smoking and charcoal barbecues are prohibited. Check the District page for current details.
The District describes the Centennial Seawalk as an easy out and back trail of about 1.7 kilometres, running from the bottom of 18th Street to Dundarave Park, with views of Burrard Inlet and the mountains. Bikes, boards and rollerblades are not permitted, and dogs must be leashed except on a designated dog path between 19th and 24th Streets. Check the District page for any restoration work or closures.
The District lists an annual Dundarave Festival of Lights, the Forest of Miracles, with decorated trees at Dundarave Park and the beach, and proceeds going to a local charity. The listing we reviewed was for 2024 and gave events on Saturdays leading up to Christmas. Dates and details change each year, so check the District events page for the current season before planning around it.
No. A Greater Vancouver REALTORS benchmark is a statistical measure of a typical home in a segment. It is not the price of any particular home, and individual condos and houses vary with location, size, condition, view and, for strata, building and fees. The market section shows the latest dated figures. Look at several months together, since monthly sales counts can be small.
Ask for the strata documents and have your lawyer or notary review them: bylaws, recent minutes, the contingency reserve fund, any special levies and the depreciation report if one exists. Check what the monthly strata fee covers, the building insurance and any planned repairs or building envelope work. Confirm parking, storage, and rental or pet rules for the unit.
Confirm the zoning for the exact address, the title and any covenants or easements, and ask for a current survey. Review permits and inspection reports for past renovations. If the home is on a slope or close to the waterfront or a creek, ask the District about anything that applies to the lot. Visit at different times of day to judge traffic, parking and noise.
Dundarave is a smaller village with its own beach, park and Seawalk end point, while Ambleside to the east has the larger commercial centre and the biggest waterfront park. Both are on Marine Drive and both have a mix of condos and detached homes. The right fit depends on whether you want a smaller village feel or a larger centre with more variety. See our pages for each.
Greater Vancouver REALTORS reports Dundarave and Queens as separate areas, and some listings near the boundary are described using one name or the other. If you are comparing homes, confirm the reporting area for each property and compare it against sales in the same area, not against the neighbouring one. See our Queens page for that area.
School catchments in West Vancouver are set by address, not by neighbourhood name, and one street can differ from the next. Use the School District 45 School Locator, enter the street and house number, and keep a record of the result. Confirm eligibility with the school or the district before you rely on it when buying, and do not assume the same result for another address nearby.
For a condo, gather the strata documents a buyer will request: bylaws, minutes, financial statements, the contingency reserve fund, special levies and the depreciation report if one exists. For a house, gather the survey, permits and inspection reports. Price using recent sales in your building or on your street, and review the dated figures in the market section.
Many homes in the village area are close to Marine Drive shops and services, and the Seawalk starts at the park. How walkable a specific home is depends on the street, the slope and the building, so walk the route yourself at the times you would use it. We do not name businesses because they change, and we do not quote walking times.
