British Properties · West Vancouver
A large hillside area of mostly detached homes above Marine Drive
The British Properties is a large hillside residential area above Marine Drive in West Vancouver. It is mostly detached housing, spread across a mountainside rather than gathered around a single village centre, which means two homes with the same neighbourhood label can feel very different depending on the street, the slope and the access.
According to the company that developed it, British Pacific Properties was incorporated in 1931 by investors led by members of the Guinness family, and it bought roughly 4,000 acres from the District of West Vancouver. The company says it added neighbourhoods such as Chartwell, Rockridge, Westhill and Canterbury over the following decades. That matters when you read market data. Greater Vancouver REALTORS reports several of these areas separately, so the British Properties benchmark is not the benchmark for Chartwell or its neighbours. This page is about the area reported as British Properties.
The District of West Vancouver Archives hold photographs and plans of the area, including a 1961 aerial view annotated with Taylor Way, the Upper Levels Highway, Highland Drive and Queens Avenue. Those roads, along with Marine Drive below, shape how people move around. Most households use a vehicle for daily trips, and how long a trip takes depends on the address and the time of day.
On a hillside, the details of the lot are a large part of the decision. Slope, driveway grade, parking, drainage, retaining walls, usable outdoor space and maintenance can differ a lot between neighbouring properties. Views depend on the specific address, not the neighbourhood name. Later sections of this page cover what to check.
Wallace Green Real Estate Group works across the North Shore with a data driven approach: look at the real numbers, then give you a straight answer. Our team brings local North Shore knowledge to every West Vancouver property conversation, and we point you to the District, the school district and the monthly Greater Vancouver REALTORS data rather than claiming a long West Vancouver sales history of our own.

BROWSE BY BUDGET
Use a fixed neighbourhood and price range to compare current inventory. A range is not a promise of availability, condition or a particular feature. Each search can be saved for listing alerts.
BROWSE BY BUDGET
Under $2,000,000
What to check: Confirm what the listing really is and where it sits. On a hillside, the street, the slope of the lot and the driveway can matter as much as the house. Check access, parking, drainage and condition, and ask what permits exist for past work.

BROWSE BY BUDGET
$2,000,000 to $2,500,000
What to check: Walk the lot, not just the house. Look at driveway grade, how much of the lot is usable outdoor space, retaining walls and drainage, and what the outdoor maintenance would involve.

BROWSE BY BUDGET
$2,500,000 to $3,000,000
What to check: This range surrounds the current British Properties detached benchmark shown in the market section. Compare each listing with recent sales close to it rather than the area average, and visit at different times of day to judge light, sound and traffic.
View listings →
BROWSE BY BUDGET
$3,000,000 to $4,000,000
What to check: Verify the specifics that matter for the exact address: views at the property rather than the neighbourhood, slope and access, any environmental or wildfire permit requirements, and the condition of retaining walls, drainage and the building envelope.

BROWSE BY BUDGET
$4,000,000 and above
What to check: Listings at this level can be few and very different from one another. Review each on its own merits, including title, survey, permits and what you plan to change after purchase.

British Properties Market
The British Properties detached benchmark is $2,873,100, down 10.0 percent year over year, with 3 sales against 57 active detached listings this period. That is about 1.8 percent above the West Vancouver overall detached benchmark of $2,822,900, and 57 active listings is the largest detached inventory of any neighbourhood in the report. GVR did not publish a condo or townhome benchmark for British Properties. For context, Chartwell is reported separately with a detached benchmark of $4,450,600 and Westmount with $4,154,700.
British Properties had only three sales, so treat this as a snapshot and not a trend. The GVR West Vancouver reporting area, which includes communities outside the District of West Vancouver, is running a detached sales to active ratio of 9.0 percent, in the buyer's market range (below 12 percent). The British Properties ratio this month is roughly 5.3 percent, but it rests on three sales.
Selling in British Properties
Four things buyers and their lawyers will look at first. Having them ready makes the conversation about price better informed. We make no promise about price, speed of sale or demand.
Access, parking and the lot
Be ready to show how the driveway, parking and turning space work, how visitors and service vehicles reach the house, and how much of the lot is usable outdoor space. Buyers on a slope will ask.
Drainage, retaining walls and maintenance
Gather records for drainage work, retaining wall repairs and any engineering reports. Know who maintains shared or boundary features. These are practical questions on a hillside lot, and clear answers reduce surprises later.
Permit and hazard requirements
The District of West Vancouver uses development permits for environmental protection, the ocean foreshore and wildfire hazard, and development near creeks can trigger an environmental assessment. Whether anything applies to your property is address specific. Ask the District Planning department, and have permits and building records for past work ready.
Local comparables, not area averages
British Properties had few sales in the latest month and the benchmark is built from a small sample. Pricing should look at recent sales near your property with similar slope, access and condition, and be reviewed against the dated data in Section 5. We make no promise about price, speed of sale or demand.
These are locations named in District of West Vancouver and Archives sources. We make no claims about prices or demand for any of them.
These appear on a 1961 aerial photograph of the area held by the West Vancouver Archives, along with the Upper Levels Highway. They are major routes through and around the hillside and frame how residents reach Marine Drive and the highway.
A road in the British Properties neighbourhood running east west between Stevens Drive and Southborough Drive, according to the District archives. It is one example of the interior streets, where access and slope can change quickly from one block to the next.
The company says it opened Park Royal in 1950. It sits below the hillside near the Lions Gate Bridge approach, and many households use it for shopping and for transit connections. See our Park Royal page.
Reported separately by Greater Vancouver REALTORS. The company says Chartwell, Rockridge, Westhill and Canterbury were added over time. Treat them as separate markets when you compare prices.
A neighbouring residential area above the waterfront, also reported separately. See our Queens page.
Life in the neighbourhood
Daily routes. Taylor Way, the Upper Levels Highway, Highland Drive and Queens Avenue are the main roads shown in the District archives. West Vancouver Blue Bus service serves parts of the area, but routes and frequency change, so check TransLink for stops near a specific address. We do not quote commute times, since they depend on the time of day and bridge traffic.
Shopping and services. Park Royal is at the foot of the slope, and Marine Drive villages such as Dundarave and Ambleside are a drive away. Most households in a hillside area use a vehicle for daily trips.
Outdoors. The area sits on the mountainside, and many properties are on or near treed, sloped land. How much of that is usable outdoor space for you is a property specific question. Check the lot yourself.
Views. They depend on the exact property, orientation, trees and neighbouring buildings, and they can change. Do not rely on a neighbourhood label.
Schools and catchments
West Vancouver Schools is School District 45. Catchments are set by address, not by neighbourhood, and can change. Use the School District 45 School Locator for each address you are considering, and confirm eligibility with the school or district. We do not assign a school to the British Properties as a whole.

British Properties
Common questions about buying, selling and living in British Properties. For a property specific conversation, contact Scott or Carson directly.
British Properties is a large hillside area above Marine Drive that was developed in stages. The company behind it says it later added neighbourhoods such as Chartwell, Rockridge, Westhill and Canterbury. Greater Vancouver REALTORS reports several of these areas separately, so a benchmark for British Properties is not a benchmark for Chartwell or the others. When you read a listing, confirm which reporting area it is assigned to and how it relates to the street you are looking at.
The area sits on a mountainside, so conditions can change from one street, or one lot, to the next. The slope of the lot affects the driveway, parking, usable outdoor space and how a house sits on the land. Views, light, drainage and maintenance depend on the specific address, not the neighbourhood name. Visit the property, walk the whole lot and ask what the owner has done about access and drainage.
The District of West Vancouver uses development permits for matters such as environmental protection, the ocean foreshore and wildfire hazard. Development within 15 metres of the top of a creek bank can require an environmental assessment, and wildfire hazard permits can require a forester assessment and fire resistant materials. Which rules apply depends on the property, so ask the District Planning department about the exact address before you buy or plan any building, landscaping or tree work.
Look at the driveway grade, the turning space, parking for your household and visitors, and how service and delivery vehicles reach the house. Ask neighbours and the seller how the street and driveway work in wet or icy conditions, and test the route in person. A building inspection and, where relevant, advice from a geotechnical or civil engineer can help you understand what a specific lot allows.
No. Views depend on the specific property, its orientation, surrounding trees and neighbouring buildings, and they can change over time. A listing photo or description is not a substitute for standing on the property. Visit at different times of day and in different seasons if you can, and ask what is protected and what is not before you rely on a view when you buy.
On a sloped lot, water management and retaining walls are part of owning the property. Ask for any records on drainage work and wall repairs, look for signs of water movement after rain, and find out who maintains shared or boundary features. Outdoor maintenance can also be a larger commitment on a sloped or treed lot than on a flat one, so think about what you are prepared to look after.
The area is mostly detached housing, and the Greater Vancouver REALTORS report publishes a detached benchmark for British Properties but no condo or townhome benchmark. Within detached homes the range is wide because the area was developed over a long period. The benchmark is a starting point for context, not a prediction for any one property, so ask for permit history, survey and condition information on each home you consider.
According to the company, British Pacific Properties was incorporated in 1931 by investors led by members of the Guinness family and bought roughly 4,000 acres from the District of West Vancouver. The company also says it opened Park Royal in 1950. These are accounts from the company itself, and the District archives hold photographs and plans of the area, including a 1961 aerial view showing Taylor Way, the Upper Levels Highway and Highland Drive.
School catchments in West Vancouver are set by address, not by neighbourhood name, so two British Properties addresses can be in different catchments. Use the School District 45 School Locator, enter the street and house number, and keep a record of the result. Catchments can change, so confirm eligibility with the school or the district before you rely on it when buying.
The District archives show Taylor Way, the Upper Levels Highway, Highland Drive and Queens Avenue as main roads in the area. West Vancouver Blue Bus service serves parts of the area, but routes and frequency change, so check TransLink for stops near a specific address. Travel times depend on the time of day and bridge traffic, so test your own commute.
Ambleside and Dundarave are waterfront neighbourhoods with village or commercial cores and more condo choice. The British Properties is a hillside area of mostly detached homes where most daily trips are by car. Queens, reported separately, is another residential area above the waterfront. Each trades a different mix of pace, amenities, slope and price. See our Ambleside, Dundarave and Queens pages for more detail.
Gather permits and building records, a survey, and records of drainage or retaining wall work. Be ready to explain driveway and parking access, and know whether any environmental, foreshore or wildfire permit requirements apply to the property. Price using recent sales near your property with similar slope, access and condition, not the area average alone, and review the dated data in the market section.
