Benchmark prices vary significantly by neighbourhood — from the mid $1 millions in areas like Norgate and Pemberton through to $3 million and above in Forest Hills and Edgemont. For a precise read on a specific street or property, contact the Wallace Green team directly.
The MLS HPI benchmark for condos in North Vancouver is updated monthly — see the Market Snapshot above for the current figure. Entry-level condos in areas like Norgate and Pemberton can be found below $600,000, while larger units in Lower Lonsdale, Harbourside, and Northlands regularly trade above $900,000. The benchmark represents a typical unit and is a more reliable indicator than average sale price, which can be skewed by outliers.
Detached homes under $1.5 million exist in North Vancouver but represent the lower end of the market. Neighbourhoods where this price point is most realistic include Norgate, Pemberton, Queensbury, and parts of Westlynn. Inventory in this range is limited and moves quickly when priced well. A half duplex is one side of a two-unit building, typically on a freehold or strata lot, and usually has no monthly maintenance fees or strata council. A townhome is part of a strata development and comes with monthly maintenance fees and strata bylaws. Half duplexes often feel more like a house — private yard, no shared amenities, no pet or rental restrictions from a strata. Townhomes typically offer more recently built interiors, shared amenities, and easier maintenance. Both are popular alternatives to full detached homes in North Vancouver.

Greater Vancouver REALTORS define a seller's market as a sales-to-active ratio above 20 percent, a balanced market between 12 and 20 percent, and a buyer's market below 12 percent. Conditions also vary by neighbourhood and price point — a well-priced home in a high-demand area can still attract multiple offers even in a softer overall market.
North Vancouver has several exceptional family neighbourhoods depending on your priorities. Edgemont and Canyon Heights are consistently popular for their quiet streets, proximity to Capilano River trails, and Handsworth Secondary catchment. Lynn Valley offers a strong community feel, excellent schools, and access to Lynn Headwaters Regional Park. Pemberton Heights and Upper Delbrook are well regarded for their walkability and Carson Graham catchment. Well-priced detached homes in sought-after neighbourhoods can still sell within days, while overpriced properties or those in lower-demand segments may sit for several weeks or longer. Days on market has extended across most segments compared to the peak years of 2021 and 2022, giving buyers more time to make considered decisions.
North Vancouver has six secondary school catchments. Handsworth Secondary serves Edgemont, Canyon Heights, Forest Hills, Grouse Woods, and Capilano. Carson Graham Secondary serves Pemberton Heights, Upper Delbrook, Delbrook, Princess Park, Norgate, Harbourside, and parts of Lower and Central Lonsdale west of Lonsdale Avenue. Sutherland Secondary serves Queensbury, Boulevard, Westlynn, Calverhall, and parts of Lower and Central Lonsdale east of Lonsdale Avenue. Argyle Secondary serves Lynn Valley, Westlynn Terrace, and Tempe. Windsor Secondary serves Blueridge, Lynnmour, Seymour, Northlands, and Windsor Park. Seycove Secondary serves Deep Cove, Dollarton, Indian River, Roche Point, Indian Arm, and Woodlands-Sunshine-Cascade. Catchment boundaries should always be confirmed directly with School District 44, as they can change.
