The $2M to $3M bracket is the heart of the North Vancouver detached market. Inventory is most concentrated in Lynn Valley, Pemberton Heights, Canyon Heights, Boulevard, and Upper Lonsdale, with strong activity also in Capilano, Delbrook, Princess Park, and Tempe. This bracket accounts for the largest share of monthly detached transactions in North Vancouver — typically 25 to 35 sales per month.

Most properties in this range are mid-century to 1990s homes between 2,000 and 3,500 square feet, on lots from 5,500 to 9,000 square feet. Condition varies from fully renovated and move-in ready to original condition with strong bones. Unlike the under-$2M bracket, genuinely finished homes are realistic here — buyers can expect to find properties that require little to no immediate work at the right price within this range.

What this bracket genuinely buys: a move-in ready family home in an established North Vancouver neighbourhood, in a quality school catchment, often with room to grow. At the upper end of this range, larger lots, premium finishes, and desirable micro-locations in Edgemont fringes and Forest Hills start to become accessible.

School catchment drives value more at this level than any other factor. Handsworth catchment properties — Edgemont, Canyon Heights, Forest Hills, Capilano, Grouse Woods — command a consistent premium within this bracket and hold value more aggressively in soft markets. Argyle catchment in Lynn Valley is the other anchor. Well-priced homes in these catchments rarely sit long.

Lot quality and size matter as much as the house. A 7,500 square foot flat lot in Lynn Valley and a 5,500 square foot sloped lot in the same neighbourhood can list at similar prices but represent very different long-term value propositions. Always evaluate the land alongside the structure.

Move-in ready is realistic but not guaranteed. Most homes in this bracket are livable without immediate work, but finished to varying standards. Budget $30,000 to $80,000 for cosmetic updating on properties at the lower end of the range. At $2.5M and above, fully renovated or newer construction becomes the norm.
