Short answer: a one-bedroom condo, usually in a 1970s to 1990s building, within a 10 to 15 minute walk of the SeaBus. Spend a bit less and you can find a newer, smaller place. Spend a bit more and you start to see two-bedrooms, in-suite laundry and newer buildings.
That is the pattern in the data. Here is what it looks like building by building. Prices and details below were pulled from the MLS on October 6, 2026. Listings move quickly, so treat them as examples of what the bracket looks like, not a shopping list.
What does $600K actually buy in Lower Lonsdale right now?
On October 6 there were 46 active listings in Lower Lonsdale priced between $500,000 and $700,000. The median list price was $599,000. About seven in ten were one-bedrooms by MLS bedroom count. The rest were two-bedrooms, with more of them above $600K.
In practice, $600K buys you one of three things:
- An older, larger one-bedroom (650 to 830 sq ft) in a 1970s building, often with a lower price per square foot but higher strata fees.
- A mid-sized one-bedroom in a 1990s to 2000s building with in-suite laundry and a simpler layout.
- A newer, smaller unit (500 to 600 sq ft) with a modern building envelope and lower fees.
Which Lower Lonsdale buildings show up around $600K?
Here are eleven current examples, with the numbers that matter.

What are the trade-offs at this price?
Age versus size
The bigger units at this price are almost all from the 1970s. You get 750 to 830 sq ft for around $600K, which is hard to beat for the area. The trade-off is an older building, and you should ask for the depreciation report and recent strata minutes before you get attached. Newer buildings in the bracket, like Innova (2025), give you a modern building but around 500 sq ft.
Strata fees
Fees in this bracket ran from about $225 to about $590 a month in the units above. The number alone does not tell you much. Check what it includes. The Talisman Tower unit at $297 includes heat, hot water and water, plus a gym and sauna. A $540 fee at Wendral Court includes a caretaker, hot water and water. The Solano's $338 includes gas and hot water. A low fee with nothing included can cost more than a higher fee that covers heat.
What would a $600K condo cost each month?

- Minimum down: $35,000. Closing costs extra.
- Mortgage $565,000; with 4% CMHC premium, $587,600.
- Payment about $3,418/mo at an illustrative 5.00% fixed, 25-year amortization (assumed rate, not an offer).
- Strata about $225 to $590/mo. Check which utilities are included.
- Property tax about $133 to $165/mo (2025 taxes on three listings).
Roughly $3,780 to $4,170/mo for mortgage, strata and tax. Add insurance, utilities and room for repairs or special levies.
Which first-time buyer programs are worth checking?
- BC property transfer tax: regular tax on $600,000 is $10,000. If the whole transfer qualifies for the exemption ($8,000), tax payable is $2,000, not zero. Have your lawyer or notary confirm eligibility.
- FHSA: $8,000 of opening-year room, $40,000 lifetime limit. Contributions generally deductible, qualifying withdrawals tax-free.
- RRSP Home Buyers' Plan: up to $60,000, repaid generally over 15 years.

Location within Lower Lonsdale
Lower Lonsdale is walkable, but a unit near the Quay is a different experience from one on E 5th or E 3rd past St. Georges. Closer to the water and Lonsdale Ave, you pay for convenience and live with more street activity. East of St. Georges it is quieter and often a bit cheaper per square foot, with a longer walk to the SeaBus. Facing matters too: one unit on W 3rd is pitched as south-facing, away from the noise on the street.
Laundry, parking and storage
In-suite laundry is not a given in older buildings. Villa Ascona, Cragmont Place and Talisman Tower have shared laundry, while Emerald Manor, The Solano, Envy, Wendral Court and The Olympic list in-suite. Check parking and storage are included, since both are valuable here.
Rentals and pets
Most of these buildings allow pets with restrictions and rentals with restrictions. If you plan to rent the unit out later, or you have a large dog, read the bylaws before you make an offer.
What is the best Lower Lonsdale condo for a first-time buyer?
It depends on what you value most. Roughly:
- Most space for the money: the 1970s concrete and wood-frame buildings on W 2nd, W 3rd and Mahon, at 750 to 830 sq ft.
- Lowest monthly costs: a newer or smaller unit, like Innova, or a building with a lower fee that still includes heat or hot water.
- Newest building: Innova (2025), though it is small and the sample unit was tenanted.
- In-suite laundry in a 1990s to 2000s building: The Solano or Envy.
Is a 1970s concrete or wood-frame condo a bad idea?
Not by itself. Plenty of these buildings are well run and have done their major work. The risk is a building that has deferred maintenance and a thin contingency fund. That shows up as a special assessment after you buy. Look at the depreciation report, the last two years of strata minutes, and the contingency reserve fund balance. We can pull these for you.
What about a floathome?
Occasionally a floathome in Mosquito Creek Marina shows up at this price (one was listed at $585,000). It is not a condo. It is a different type of ownership and financing, and it is worth a separate conversation if the idea appeals to you.

How much is a one-bedroom condo in Lower Lonsdale?
Active one-bedrooms between $500K and $700K ranged from about $508,000 to $700,000 in early October 2026, with most clustered around $540,000 to $640,000.
Can I get a two-bedroom for $600K in Lower Lonsdale?
Yes, but it takes some looking. On October 6 about five of the active two-bedrooms were under $600K, all in 1970s buildings, and more showed up between $600K and $700K.
Are strata fees high in Lower Lonsdale?
They vary a lot by building. In the examples above, fees ranged from about $225 to $590 a month. Compare what each fee includes, not just the amount.
Is Lower Lonsdale a good place to buy a first condo?
It is one of the most walkable parts of the North Shore, with the SeaBus, the Quay, the Shipyards and the waterfront close by. Condos under $700K are the entry point into the neighbourhood. The trade-off is that the cheaper units are generally in older buildings.
How close is Lower Lonsdale to downtown Vancouver?
The SeaBus connects Lonsdale Quay to Waterfront Station in Vancouver. Walking time to the terminal depends on the block, so check the exact address.
What income do I need to buy a $600K condo?
No single number. Down payment, debts, rate, strata fee and tax all affect approval. Banks generally test at the higher of 5.25% or your contract rate plus 2 points. Get a lender or broker to assess the actual unit and your full budget before offering.
How do I check for special levies?
Ask for the current Form B, depreciation report, financial statements, contingency reserve balance, and recent strata minutes. Look for approved levies and planned major work. A low monthly fee doesn't prove a building is low-risk. Have your agent and lawyer review them.
Should I consider a presale instead?
Compare full contract price and tax treatment, deposits, completion timing and financing, not just the advertised price. Read the disclosure statement and amendments, including estimated strata fees and cancellation rights. Get legal advice before signing.
