Short answer: a one-bedroom condo, usually in a 1970s to 1990s building, within a 10 to 15 minute walk of the SeaBus. Spend a bit less and you can find a newer, smaller place. Spend a bit more and two-bedrooms start to show up.
On October 6, 2026 there were 46 active Lower Lonsdale listings priced between $500,000 and $700,000. The median list price was $599,000, and about seven in ten were one-bedrooms (MLS data, pulled October 6, 2026). Listings move quickly, so treat this as a snapshot.
On a $600,000 purchase, BC property transfer tax is $10,000 at the regular rate. If the whole purchase qualifies for the first-time buyer exemption, $2,000 is payable.
