This is the two-bedroom bracket. At $700,000 to $900,000, the North Vancouver condo market opens up from predominantly one-bedroom product into a strong selection of two-bedroom suites — 72% of sales in this range are two-bedrooms. The median year built is 2009, meaning buyers here access meaningfully newer stock than the under-$700K bracket: post-leaky-condo era construction, updated building envelopes, and better reserve fund positions are all more common at this price point.
Lower Lonsdale continues to lead by volume, with two-bedroom concrete suites along the Esplanade and St. Andrews corridor representing the bulk of transactions. Lynn Valley is the standout at this bracket — the Lynn Valley condo benchmark sits at $907,700 (April 2026), reflecting the premium buyers pay for mountain views, walkability to Lynn Valley Village, and the neighbourhood's family-oriented character.
