114 new properties came to market across North Vancouver this past week. Apartments led with 42 new listings ranging from $509,000 to $3,180,000 (median $744,000), followed by 52 detached homes from $1,499,000 to $14,800,000 (median $2,199,000), 15 townhomes from $974,900 to $1,649,000 (median $1,299,000), and 5 half duplexes from $1,495,000 to $2,089,900 (median $1,899,900).Central Lonsdale and Lower Lonsdale were the most active neighbourhoods with 21 and 19 new listings respectively. Lynn Valley (9), Lynnmour (8), Blueridge (5), Forest Hills (5), and Westlynn (5) also saw meaningful new supply. Half duplexes were concentrated entirely in Central Lonsdale this week, including three brand new 2026-built units on W 14th Street. Harbourside continued adding new construction inventory with two more units at 755 Harbourside Drive. Of the 52 detached homes, 22 include a secondary suite — nearly one in two. If you are buying a detached home, supply is up and the range is wide — from $1,499,000 in Princess Park to $14,800,000 in Dollarton — which means more choice and less urgency than the market has felt in recent years. If you are buying a condo, the entry point has barely moved. Only two apartments came to market below $500,000 this week, and the median is sitting at $744,000 — which for a one-bedroom is a real constraint on first-time buyers. If you are considering buying in North Vancouver, this week's inventory is worth a close look before it moves.

What This Means for Sellers

With 22 of 52 detached listings including a secondary suite, sellers who have that feature are leaning into it — and for good reason. At current carrying costs, the rental offset matters to buyers in a way it did not five years ago.
