Lower Lonsdale led all neighbourhoods with 13 new listings, followed by Central Lonsdale (10), Lynnmour (9), and Lynn Valley (9). 44 relisted properties were removed before publication. 4115 E Braemar Road — BraemarAt $4,999,000 this five-bedroom 1997-built home in Braemar is the highest-priced new listing to come to market on the North Shore this week — listed by Royal Pacific Realty Corp. Also notable: 4470 Capilano Road in Canyon Heights at $4,250,000 — a 2022-built seven-bedroom that represents the top end of new construction luxury in that neighbourhood. Two listings above $4M in a slow July week signals that high-end sellers are not waiting for fall to come to market.

Market Intelligence — What This Week's Data Is Telling Us

  • JULY VOLUMES ARE DOWN BUT QUALITY IS UP. 63 clean listings is well below the 108–142 range seen in May and June — classic early-July behaviour on the North Shore as sellers and buyers alike pull back for the summer. The lower count means less competition for buyers who stay active. Well-priced properties that come to market in July typically see faster absorption because serious buyers have fewer options to consider.
  • THREE SUB-$500K APARTMENTS HIT THIS WEEK — THE LOWEST ENTRY POINTS OF THE SUMMER. 1118 – 2012 Fullerton Avenue in Pemberton NV at $410,000, 406 – 110 W 4th Street in Lower Lonsdale at $479,000, and 422 – 3629 Deercrest Drive in Roche Point at $499,900. All three are older buildings but represent the only genuine sub-$500K entry points on the North Shore right now. These will move quickly in any market condition.
  • CANYON HEIGHTS IS THIS WEEK'S MOST INTERESTING DETACHED STORY. Four new detached listings spanning $1,320,000 to $4,250,000 including two presale lots at 1061 Prospect Avenue listed at $1,320,000 each — an unusual land play for Canyon Heights that will attract developer attention — and 806 Montroyal Boulevard, a brand new 2026-built six-bedroom at $2,498,000. That presale lot price is the lowest detached entry point to come to market in Canyon Heights all year and will be an interesting comp for the neighbourhood going forward.
  • THE SUITE RATE IN DETACHED HOMES HIT 60% THIS WEEK. Nine of the 15 new detached homes include a secondary suite — the highest weekly rate we have tracked this year. Upper Lonsdale led with all three detached listings carrying suites, and Lynn Valley had two of three with suites. At current North Vancouver rental rates a legal one-bedroom suite offsets roughly $25,000–$35,000 per year in mortgage costs — sellers are building that value into their pricing and buyers are increasingly expecting it.
  • LYNNMOUR TOWNHOME SUPPLY IS BUILDING. Four townhomes came to market in Lynnmour this week — including two at 342 Mountain Highway listed simultaneously at $1,139,900 each (2025-built) and 306 – 1500 Fern Street at $1,199,900 (2024-built). Buyers looking for newer townhome product in the $1.1M–$1.2M range now have genuine comparison options in Lynnmour — a neighbourhood that has seen significant new construction activity over the past two years.
  • THE DETACHED MEDIAN PRICE PER SQUARE FOOT IS $860 THIS WEEK. That is a meaningful uptick from the $827–$831 range tracked in May and June, driven by the concentration of newer and premium product in this week's thin supply. When fewer homes come to market the composition shifts toward newer, better-quality stock — something worth keeping in mind when reading any single week's median figures.
