Apartments led by property type with 60 listings ranging from $449,900 to $1,499,000 (median $795,000), followed by 41 detached homes from $1,599,000 to $3,999,000 (median $2,395,000), 17 townhomes from $890,000 to $1,714,900 (median $1,298,000), and 4 half duplexes from $1,725,000 to $2,499,000 (median $1,819,500). Lynn Valley was the most active neighbourhood outside the Lonsdale corridor with 15 new listings. 12 relisted properties were removed before publication. Also worth noting: 449 E 15th Street in Central Lonsdale at $3,978,000 — a 2022-built seven-bedroom, and 917 Wavertree Road in Forest Hills at $3,749,000 — a seven-bedroom 1993-built home listed by Sotheby's. Three listings above $3.7M in a single week is an unusually concentrated window of high-end supply on the North Shore.

Market Intelligence — What This Week's Data Is Telling Us

  • SUB-$500K APARTMENTS ARE BACK — BUT BARELY. Three apartments came to market below $500,000 this week: 203 – 211 W 3rd Street in Lower Lonsdale at $449,900, 1605 – 145 St. Georges Avenue at $469,000, and 215 – 780 Premier Street in Lynnmour at $479,000. All three are older vintage buildings from the 1960s and 1970s. This is the first time we have tracked three sub-$500K listings in a single week since early spring — a small but meaningful window for entry-level buyers.
  • CENTRAL LONSDALE DETACHED IS THE MOST ACTIVE AND MOST EXPENSIVE SUBMARKET THIS WEEK. Six new detached homes came to market in Central Lonsdale with a median of $2,724,000 — the highest neighbourhood median of any area this week. Four of the six have secondary suites and three are post-2010 builds, including 449 E 15th Street at $3,978,000 and 315 E 20th Street at $3,129,000. Buyers in the $2M–$3M Central Lonsdale detached range now have a fuller comparison set than they have had in months.
  • CANYON HEIGHTS HAD ITS STRONGEST NEW LISTING WEEK OF 2026. Six new detached homes came to market spanning $1,888,000 to $2,800,000, with a median of $2,297,000. That is more new inventory in a single week than Canyon Heights typically sees in an entire month. If you have been waiting for Canyon Heights supply to build, this is the week to be looking.
  • NEW CONSTRUCTION IN LYNN VALLEY IS WORTH WATCHING CLOSELY. Three apartments at 2380 Emery Court listed this week — all built in 2027, meaning presale or near-completion units being brought to market by Mosaic Avenue Realty. Priced from $659,900 to $1,299,900, this is the only truly new construction apartment product in Lynn Valley currently available and represents a rare chance to buy new in a neighbourhood dominated by older resale stock.
  • THE SUITE RATE IN DETACHED HOMES IS HOLDING AT 46%. Of the 41 new detached homes this week, 19 include a secondary suite. Central Lonsdale leads all neighbourhoods with five suites among six new detached listings. At current North Vancouver rental rates a legal one-bedroom suite offsets roughly $25,000–$35,000 per year in mortgage costs — a factor that continues to drive pricing decisions for both sellers and buyers.
  • LOWER LONSDALE PRODUCED MORE SUB-$700K CONDO SUPPLY THAN ANY OTHER NEIGHBOURHOOD. Of the 22 new apartment listings in Lower Lonsdale this week, 10 are priced below $700,000 — including two units at 330 W 2nd Street listed simultaneously at $699,000 each. That same-building supply creates direct competition and is worth factoring into any offer strategy for either unit. The Lower Lonsdale median this week sits at $761,500, compared to $787,450 in Central Lonsdale — tighter than the gap has been in recent weeks.

Canyon Heights having six new detached listings is the week's most significant development for move-up buyers — that neighbourhood rarely sees this kind of concentration, and buyers who have been waiting for options there should act before this inventory is absorbed. In the condo market, the return of sub-$500K listings is encouraging but fragile — all three are older buildings with limited amenities and the window will close quickly. The Lynn Valley Emery Court presale product is the most noteworthy new construction opportunity on the North Shore right now for buyers seeking newer product in that price range.
